Little Hendra is an attractive Grade II Listed cottage constructed back in the 19th century. The accommodation has been significantly improved and extended over the years and today offers highly flexible three bedroom accommodation with plenty of reception space. There is a wealth of character visible throughout including beamed ceilings, window seats, latched doors, some slate floors and open fireplaces with exposed stonework. The accommodation includes a welcoming entrance porch, a spacious kitchen/dining room with separate dining area dominated by an open fireplace with granite lintel. The kitchen area is equipped with a range of fitted units and again is dominated by an open fireplace with granite lintel and clome oven recess. Integrated within the kitchen there is an electric oven with four ring hob above.
Moving through, rooms include a spacious inner hallway area with stairs rising to the first floor and space for a desk and access to the utility room which has slate flooring. The lounge is a light and bright dual aspect room with a stone fireplace and inset a wood burning stove. One of the advantages of the ground floor accommodation is a further room which has in the past been used as a store room and a gym which now has heating connected. This room could be used as a study, large home office or converted to a fourth bedroom with en-suite as there is already waste drainage in place (subject to consents).
On the first floor there are three bedrooms with both bedrooms one and two enjoying the favourable aspect with views over surrounding farmland towards Bodmin moor. The master bedroom has a large double mirrored wardrobe and the airing cupboard. The family bathroom has recently been updated and is mainly tiled with a shower attachment above the 'P' shaped bath with shower screen.
Little Hendra has recently had wooden sealed unit double glazing installed along with (in recent years) oil fired central heating to provide an efficient heating system. Our clients have also re-laid many carpets throughout the property.
Externally, the cottage has an off-road parking area for several vehicles. The gardens are predominantly laid to lawn and enjoy a favourable south westerly aspect for afternoon and evening sunshine. The large gardens would make a safe haven for children or animals and included in the sale there are a number of dog pens. At the rear of the cottage there is an enclosed courtyard area and at the front a further seating area being the ideal position to enjoy the far reaching views.
The property is a few steps from open moorland with miles upon miles of walks and stunning scenery. The nearby village of Altarnun offers a wide range of village facilities to include General Store and Post Office, County Primary School, Public House and familiar to many the Church of St Nonna which has one of the highest church towers in the county and is known as "The Cathedral On The Moors". Access from the property can easily be gained to the A30 dual carriageway, the main arterial trunk road into the country, providing access to Cornwall and West Cornwall in one direction and Exeter and beyond in the opposite direction. Launceston Town is approximately 9 miles to the East and has a wide range of shopping, commercial, recreational and educational facilities. Excellent transport links can be found in the cathedral city of Exeter by road, rail and air (Exeter International Airport) which is about 50 miles. The continental ferry port and city of Plymouth is approximately 35 miles distant and has regular cross channel services to France and Spain.
Widemouth Bay on the rugged North Cornish coast and the coastal resort town of Bude are approximately a 30 minute drive away. The picturesque towns of Looe and Fowey on the South coast are also easily reached within a 40 minute drive.
From Launceston Town Centre proceed into Western Road heading towards Pennygillam Roundabout. At the roundabout take the first left hand exit towards Bodmin. Proceed westbound along the A30 for approximately 7 miles passing the Esso Garage at Plusha. Carry on past the exit signposted Altarnun, Five Lanes and Trewint and continue for a further half a mile. Keeping in the right hand lane at the crossroads take the right hand turning across the eastbound carriageway along the private lane which serves Little Hendra and the neighbouring farm.
