SITUATION
The plot is roughly 200 yards from St Marys Church in Botus Fleming and access is off a private road which serves just three other dwellings, only one of which lies beyond the plot, therefore having very limited passing traffic. The main garden which lies to the rear of the proposed dwelling has a south westerly aspect and the bottom of the plot borders onto woodland with stream. The woodland is available to purchase either in part or as a whole extending in all to approximately 5.38 acres. Botus Fleming is within 2.5 miles of the river Tamar at Cargreen where there is a yacht club and a similar distance to the local town of Saltash. Within 3.5 miles is the St. Mellion golf and country club together with leisure facilities and gym having a few miles beyond the South East Cornwall town of Callington. Plymouth city centre is roughly 8 miles away and is the major retail centre for the area together with cross channel ferry service.

DESCRIPTION
There are two planning approvals connected to the plot. Planning reference PA15/04721 dated 6th October 2015 granted planning for the existing barn to be altered to provided domestic garage with storage/studio space above to serve the dwelling. The dwelling was approved under planning reference PA14/01701. The latter consent was dated 23rd July 2014 and was for the construction of a dwelling and associated parking with the proposed dwelling to comprise; hall, study, living room, dining room and kitchen on the ground floor with three bedrooms and two bathrooms, one en-suite, on the first floor. The proposed accommodation is in the region of 2,300 sq ft (214 sq m). The barn which is located at the front of the site abutting the entrance track is approximately 31’ x 14’ 6” (9.44m x 4.42m) externally giving a gross floor area of around 450 sq ft (42 sq m) on each floor . A copy of the approval notices and plans can be inspected on the Cornwall Council web site - http://www.cornwall.gov.uk/environment-and-planning/planning/online-planning-register/ and enter the appropriate planning application number as previously listed. The plot is being sold with the benefit of the approved plans which were prepared by Simon J Ellis & Co, telephone 01579 343 756 and interested parties wishing to perhaps amend the plans would be advised to speak to them.

The plot adjoins in part and has access to adjoining woodland which extends in all to approximately 5.38 acres having a stream along the north east boundary together with issues (where water rises on the land) within the woods and the woodland is available to purchase by separate negotiation in part or whole.

SERVICES
The new dwelling will be served by a private drainage system which will be constructed within the plot. Mains water is approximately 155 linear metres away and there will be a standard South West Water connection charge in addition to which installing the pipe from the mains to the site. There are various companies that could quote for this work. Alternatively there is the potential to install a borehole within the plot which could prove to be very cost effective.
Electricity - Western Power confirmed that an electrical supply would be available and that the cost would be less than £1,000. Telephone - BT Openreach have confirmed that a telephone connection would be available, however they require an application from the property developer, not the land vendor, before they will commit to a quote. NOTE: telephone and power cables could be laid in the same service trench.
