The kitchen diner is yet another spacious room which has two distinct areas. The kitchen is to the right and a lovely dining area is at the opposite end. There is lots of character with open beams to the ceiling, casement windows and window seats. A racing green oil fired AGA takes centre stage in the original chimney breast and a timber mantle sits at the top of the opening. Display your treasures without your little treasures being able to reach them!

The units are a combination of matching base and wall cabinets in a solid pine finish with marble inset worktops edged in pine. The room has a natural split with the units forming a bar area where the sink and ceramic hob are positioned and a Siemens electric double oven sits to the right hand side of the AGA.

The dining area of the room has a glazed door leading out to the garden. Another fire opening has a granite lintel and two alcoves are fitted with hand built timber bookcases. Super! The great thing about this layout is that you could share the house with other family members or dependents or do some B&B and your privacy would not be affected. Food for thought!

Bedroom 2 is at the end of the landing and has a double aspect with a window at each end. Useful built in storage means you can keep things neat and a wash basin sits atop a storage unit. The next smaller double has a window overlooking the front of the property and also benefits from a built in storage unit.

The vast master bedroom is fantastic, with two sets of windows looking down over the garden and the view beyond. A door leads onto the enclosed balcony and is a perfect spot to sit and take in that lovely view across the valley. This room is so versatile and could be used as another sitting room.

The large en-suite shower room has a large window to the rear keeping things light and airy. A run of gloss white cabinets sit on the left side of the room and these house the wash basin and back to wall WC. More great storage. Fab! A large shower cubicle has a thermostatic shower and a door to the right leads into bedroom 4 which is another respectable double with a window to the rear of the property.

Outside, the lovely garden is well established with a variety of mature trees and hedges which also screen the property well from the lane. Terraces of slate flagstones run along the full length of the front of the house and these also carry on to the side with a pergola at the rear. The lawns are extensive and a small pond and gravelled seating area complete the picture.

The Vendor Has A Few Words: Higher Treslea has been a super family home for us and we found it a fun place to live. We moved here sixteen years ago with a grown up family and there was always plenty of room for us all and any visitors. It's a great house for parties and family reunions.

Cardinham is a very friendly place with lots of activities locally and in the surrounding villages. The countryside is wonderful and from Higher Treslea one can walk along footpaths directly onto Bodmin Moor and enjoy its spectacular scenery. For cyclists there's easy access from the village to the cycling centres of Cardinham Woods, Lanhydrock and the Camel Trail.

My Place Thinks: Quite simply this is a lot of house! The extensions blend really well into the original building and there are some lovely character features. The size of the house means that it would work really well for a family to grow into or it could be perfect if you want to do B&B.
