General Remarks & Situation - This large attractive Edwardian family home is situated within the sought after and pretty village of Eglwysfach, near to the RSPB Nature Reserve and on the southern side of the Dyfi Estuary. Being presented in excellent decorative order throughout and retaining many original and restored period features, this substantial five bedroom family home has recently undergone an improvement programme and could be further enhanced by converting the lower ground floor accommodation into a self-contained annexe or further living accommodation. Previously operated as a popular Guest House (and still retaining that ability), the property further benefits from an upper level verandah which overlooks the large and beautifully maintained and well stocked walled garden and adjoining lawned areas, in addition to the adjoining RSPB Nature Reserve - home of the recently televised BBC 'Springwatch' programme.

The popular and friendly village of Eglwysfach is serviced by an hourly bus service to the nearby market town of Machynlleth, with its quaint range of independent shops and Cambrian Coast Railway line, allowing ease of access to Shrewsbury and Birmingham in addition to North Wales. The popular and well serviced West Wales Coastal, University and Market Town of Aberystwyth is within 13 miles distant and provides for further employment, shopping and scholastic facilities.

Viewing of Ty-Glyn Eiddwen is essential to appreciate the potential and scale of this beautiful property and its stunning scenic setting.

What The Owners Say... - Tyglyn Eiddwen is a truly wonderful family home in the popular and friendly village of Eglwysfach. WE have lived here for the past 9 years, and it has been a fantastic place to bring up our young family. The property was originally a Guest House when we purchased it and was a renowned B&B in the area due to its close proximity to the Ynyshir RSPB Nature Reserve, home to the recently televised BBC Springwatch programme and the popular Dyfi Osprey Project. The property remains a registered Guest House and has good business potential.
Tyglyn Eiddwen has been sympathetically renovated to a high standard. However, the original features have been retained, maintaining an Edwardian styled property. There are three attractive fireplaces in the Living quarters, one of which is used throughout the Winter months giving the feel of true country property. The high ceilings and decorative coving's make each room light, open and welcoming.
There are 4/5 bedrooms, each with washbasin facilities, which has proved invaluable with the children. One of the most stunning attributes of the house is its rear Balcony, where we spend many evenings dining outside and watching the sun set over the Nature Reserve.
The Lower Ground Floor area has been invaluable as a storage and utility, however it could easily be converted into further accommodation or a self contained unit.
The property sits on a very large plot and the views to the rear are a stunning spectacle over open countryside with an abundance of birds and wildlife.
The tarmacadam driveway leads down the side of the property to the rear and offers parking for several vehicles with a lower hard standing area suitable for Workshop/Garage. The large gardens have a mixture of mature trees and shrubs with a well maintained lawn.
