Keepers Lodge dates from 2005 and was built to a very high specification by the present owner on a site adjacent to Hollowell Reservoir over which it has views. The main house extends to over 10,300 sq.ft. (936 sq.m) gross internal with the accommodation laid out over three levels above the lower ground floor leisure facilities. The house has underfloor heating throughout and air conditioning in some areas, Mode computer controlled lighting system with one touch ‘all off’ or ‘all on’ and other combinations, integrated sound system through the ground floor and gym and finger print identification access to the house. The house has been further upgraded and extended since it was originally built and most recent changes have been the conversion of the integral garages to an excellent cinema room and the new steam room and jacuzzi off the leisure complex. A new garage block has been built providing generous accommodation for three cars, a workshop and a store with 1,064 sq.ft. (99 sq.m.) of well fitted ancillary accommodation above.

The property is situated in a peaceful position in open countryside between the villages of Guilsborough and Hollowell and is set in a large garden with woodland. There are views across the reservoir from many of the rooms.

Keepers Lodge
The house is entered from the double front doors to a magnificent entrance hall with a grand oak staircase rising to the galleried first floor landing and then on to the second floor. Off the hall is a fully fitted study. The 35’ long drawing room has an open fireplace and five pairs of French doors opening to an elevated terrace with views over the reservoir. The beautifully fitted kitchen/breakfast room also has French doors to the terrace and bespoke kitchen units with integrated appliances including wine fridge, dishwasher, coffee machine, fridge/freezer and microwave oven. There is a three-oven cream Aga with a two-oven Aga companion. The kitchen opens to the utility room, which has a laundry shoot from the first floor and a 12kg washing machine and matching dryer, both of which are included in the sale price. A passage from the hall has the recently refurbished dining room off it as well as the cloakroom with WC. This passage leads to the boot room, beyond which is the fully equipped cinema room.

Stairs from a back hall lead down to the lower ground floor which has a large gym, jacuzzi room, steam room, shower room and a splendid 50’ x 16’ 6” swimming pool (15m x 5m).

On the first floor, a broad galleried landing from the head of the main staircase leads to the principal bedroom, which has a Victorian style freestanding bath and French doors opening to a balcony with views over the reservoir. There is a dressing room off the principal bedroom, with a built-in dressing table and extensive wardrobes and a large shower room. The second largest bedroom on the first floor, currently set up as a snooker room (the table is included in the sale price), has an en suite bathroom. There are three further first floor bedrooms each with an en suite shower or bathroom and a dressing room.

The second floor accommodation can be used as two further bedrooms or as self-contained flat with kitchen/breakfast room, living room, bedroom, dressing room and bathroom. There is a large store room off Bedroom 6.

The property is approached through electric gates from the public road leading from Hollowell to Guilsborough. This drive is shared with the sailing club and Anglian Water. A further set of electric gates set in a high wall open to a large parking and turning area in front of the house with landscaped borders. The drive continues on to the garage block. This provides very generous parking for three or more cars with electric doors as well as a workshop and a store room. An outside staircase rises to ancillary accommodation above.

The garden wraps around the house on all sides with terraces and entertainment areas, flower and shrub borders and wooded area. There is a helipad with lighting.
