Description

Woods End is a wonderful contemporary home, set beside a meandering stream, and enjoying a convenient yet private setting within 1 mile of the A11 providing good access to Norwich and Cambridge.

Set in approximately 2 acres (est) of landscaped, wooded grounds, the house has been designed by award winning architects Roderick James to be in close harmony with the surrounding landscape. Traditional building techniques were employed using contemporary methods resulting in a marvellous fusion of style, tradition and aesthetics. Architecturally, part of the brief was to take full advantage of the marvellous Norfolk light and ensure the accommodation became a light filled, welcoming space. Ingeniously these have all been brought together under gently curving roofs topped with flowering sedum, providing a delightful display of white and pink flowers during the summer. This traditional way of construction has been combined with modern day technology which allows for discreet yet thoroughly efficient thermal and sound insulation together with windows which cut out harmful ultra violet rays whilst ensuring against heat loss.

Fixtures and fittings are of high quality displaying a cool, sophistication. The kitchen has been designed by BOC Design of Chelsea using white cabinetry by Hacker, white Corian work surfaces with Siemens and Neff appliances. The dining area has been arranged using a Spevka wooden table with coordinating stools. Bathrooms have limestone floors, walls and surfaces and are fitted with Boffi and Fantini sanitary ware. Floors are of solid board, engineered oak in the living areas and limestone tiles in the bathrooms, laid over an under floor heating system. A sophisticated wiring system has been installed which covers Lutron electric blinds, movement sensitive halogen lighting, 5amp lighting, alarm, satellite television and fast computer links, whilst internal doors have been hand crafted using Ash.

The property has enjoyed awards for its innovative design including being named "Best Architecture (Single Unit) UK" - Daily Mail UK Property Awards 2008 and in association with The New York Times "Best Landscape Design & Architectural Design" - CPRE Norfolk Award, a scheme that was launched in 1980 to recognise significant small scale achievements in the field of conservation.

Outside
Woods End is approached from the south, where there are two entrance. The main entance is through electric gates leading to a large gravelled parking and turning area adjoining the double garage, with a second entrance through wooden gates onto a further parking area adjoining the house. The house enjoys a delightful elevated and south-west facing position, with the mature gardens and grounds predominantly to the south west of the house. A charming stream meanders through the property, its banks of wild flowers gently curving through the grounds and on to the woodland beyond. A bridge leads across to a large expanse of lawn stretching away from the house leading to woodland beyond, and incorporating a sedum roofed brick and flint 'grotto'. Decked areas lead directly from the house giving a marvellous place for outside dining, including an area set on the banks of the stream.

To the rear is another terrace which is complimented by a Japanese style water feature. The bridges, front and rear terraces all have feature lighting, adding a further dimension to the property during twilight hours.

An area of woodland on the western boundary has tall, majestic, mature trees with an undergrowth of spring flowers and shrubs including some fabulous wild garlic. The property as a whole is bordered my mature mixed hedging.
