Property Description

Full description

Gilmerton Church House was built in 1869 on a large rock outcrop and was part of The Free Church of Scotland. With no graveyard or cemetery, the B-listed Church was deconsecrated in the 1950s and later used as a joinery. The modern conversion took place circa 1989-1990 by a local builder and consisted of inserting a wooden frame with plasterboard walls to the inside of the stone structure. The building still has many of the original features such as two magnificent stained glass windows, one at the original entrance to the church and one on the outer wall of the master bedroom. The steeple remains intact and features a store room beneath it. Overall the property would benefit from modernisation but also offers a huge amount of potential for someone to reconfigure and put their own stamp on it.

Entry through the main door accesses a small Vestibule area which leads into both the Church and also the vestry Cottage. The vestibule accesses the main Hallway of the Church which leads to the Kitchen, Dining Room, Lounge, Study/Bedroom 8, Games Room, WC, Shower Room and Utility Room. At the end of the hallway is a large open area which sits under the stunning stained glass window and there are stairs leading to the upper level. The original wooden church door is also at this end of the hallway. Upstairs, a long hallway leads to the Family Bathroom and seven Double Bedrooms including the Master Bedroom with large En-Suite Bathroom. From the master bedroom, there is an access hatch to a vast attic space which is mostly floored with double glazed velux windows and has great development potential. The Church has oil fired central heating with double glazing (except the stained glass windows). The vestry Cottage was built at the time of conversion and includes a Bedroom, Lounge, Kitchen and Bathroom. The cottage, which is heated by a multi fuel burner, has its own access door and can be treated as a separate property.

Gilmerton Church House is a wonderful opportunity for someone to take an already fantastic building and turn it into a completely unique creation of their own.
