The property
Approached over a private gravelled drive which wraps around the property to the rear yard. Wornditch Farm is a beautiful example of a Georgian country house set on the edge of Kimbolton village.

The attractive front door with glazed fanlight over, gives entrance to the quarry tiled entrance hall which runs through the centre of the house with the main reception rooms radiating off.

The sitting room enjoys a dual aspect with views to the front and side of the house over the gardens. A marble feature fireplace and sash windows with refurbished shutters.

The dining/breakfast room spans the full length of the house and opens to a farmhouse kitchen. There is a Bodart and Gonay wood burner and exposed oak flooring.

The kitchen has a beamed ceiling and slate tiled floor, bespoke Shaker style kitchen units forming three sides of the room, with a matching island unit with granite work surface and breakfast bar in the centre of the room. A recess houses the four oven Aga with deep cupboards to either side - one housing a pantry, the other housing the domestic boiler. There is also a range of integrated appliances including a fan oven, steam oven/microwave and dishwasher.

The study which is immediately adjacent to the sitting room, has built in cupboards and French doors onto the garden. The family room
is a cosy space with Aga wood burner and original bread oven, leading through to the rear passage and on to the media/gym room and conservatory which has views over the paddocks and orchard beyond.

The cellar is accessed via stairs down from the main hall and has binned storage areas for wine as well as plenty of general storage space. To the first floor, there is a split level landing with recessed shelving area, a primary guest bedroom with a traditional fireplace, purpose built Sharps wardrobes and Adelphi en-suite bathroom, four further bedrooms
and two bathrooms.

The principal bedroom is on the second floor with its own large private bathroom and a range of fitted wardrobes with space for a dressing area. The seventh bedroom is also on the second floor, accessed via a separate back staircase adjacent to bedroom 6.

Gardens, grounds and the cottage
The formal grounds lie to the south and west side of the house, with a lawn stretching down to the River Kym. There is a Kitchen garden in one corner bordered by a clipped hedge. To the south west of the house divided by the river Kym, are four paddocks providing an additional 8 acres. The paddocks are divided by post and rail fencing with electric top rail. A grass track runs the entire perimeter of the paddocks with external boundaries defined by mature hedgerows.

To the rear of the house is a part paved courtyard with lawn, herbaceous borders, a seating area and wooden pergola.

Across the rear courtyard are a range of former single story outbuildings that have been converted to provide an independent two bedroom cottage.

This provides a large open plan sitting/dining room, two double bedrooms, bathroom and kitchen. It is serviced by separate and independent LPG central heating.

To the north of the cottage is a single garage and opposite a gravelled parking area. Attached to the southern gable of the cottage is an oak clad double garage with parking to the front.
