Description
St Mary’s House is an iconic Grade II listed property. Parson Woodforde recorded in his notes “Mr Shute is building a new parsonage house of brick” when visiting Brancaster on 13th September 1787. The house is not believed to be the first building on the site.

The square flint tower of the 14th Century St Marys Church can be seen through the trees which protect St Mary’s house and give it total privacy within its central village location. The house sits in a lovely elevated position with a large fully enclosed walled garden to the rear with far reaching sea views to the north from the first floor master bedroom suite.

The present owners have carried out a meticulous refurbishment of St Marys House, including reinstating the original mellow red brick façade, re-roofing with traditional lead capping and refurbishment of the original Georgian sash windows.

Inside the high attention to detail continues with many original features including marble fireplaces with cast iron grates, Georgian flagstone flooring, ornate cornicing, ceiling roses and beautifully carved architrave and panels to many of the internal doors, believed to be similar to those in Holkham Hall. The entrance hall and main reception rooms face south and are filled with natural light.

The bespoke Smallbone Brasserie kitchen and adjoining utility room are made from pickled oak with marble worktops and splashbacks, soft close drawers, satin nickel handles, integrated Miele and Siemens appliances and 2 oven electric Aga. This contemporary style sits beautifully with the old flagstone flooring on the site of the original kitchen overlooking the walled back garden.

The house has four main reception rooms on the ground floor, with the symmetrical dining and drawing rooms on either side of the main entrance hall, a cosy family room, music room, study and large sitting room with Contura wood burning stove make this the perfect house for entertaining.

A large multi roomed dry cellar houses the boiler room, wood store, and further utility space along with essential space for wine storage. There is a door leading from the cellar into the back garden.

The fine stairwell has a wonderful pitched Gothic beamed ceiling with traditional sweeping staircase. On the first floor, the master bedroom with en suite bath/shower room offers lovely views of the garden and distant views to the sea and like many of the other bedrooms has a stunning cast iron firegrate. There are 3 further large double bedrooms and a single/bunk bedroom all with en suite facilities.

The adjoining 2 bedroom self-contained cottage is discreetly hidden from the main house and is currently used as extra guest accommodation but would work equally well as staff accommodation or as a holiday let. There is a hidden door from the ground floor bedroom into the main house which would allow the two properties to be used as one if required.
