Rosehill is situated close to the edge of Brechin, in a well known and prestigious residential area, yet within walking distance of Maisondieu Primary School, the High School and the town centre which provides a range of shops, banks, business and leisure facilities, including a swimming pool at the High School. Private schooling is available at Lathallan (Johnshaven) and at Dundee High School. Both schools run daily bus services from Brechin.

Brechin lies within commuting distance of both Aberdeen and Dundee, which are easily reached by the nearby A90 dual carriageway. Both offer all the facilities expected of major centres. Montrose and Laurencekirk both have a mainline railway station with regular services to Aberdeen and the south, including a sleeper from Montrose. Aberdeen Airport provides a range of domestic and European flights. There are direct services from Dundee to London Stansted.

The cathedral city of Brechin is well placed to take advantage of the many sporting pursuits the county of Angus has to offer. There are golf courses at Brechin, Edzell and Montrose together with the championship course at Carnoustie. Fishing is available on the nearby South and North Esks. The Angus Glens, which form the foothills of the Grampian mountains, offer some of the best hill walking in Eastern Scotland, together with ski-ing at Glenshee in the winter. There are well known and pleasant sandy beaches at Lunan Bay and at St Cyrus, which is a Nature Reserve.

Description

Rosehill is a most attractive and impressive early 19th century townhouse, set back from North Latch Road to the rear and facing south over its own gardens and grounds. The house, which is believed to date from 1821, was once used as a manse and at that time had its own lands round about it. One of its occupants, Reverend Foote, whose portrait hangs in the Mechanic’s Institute in Brechin, added the two canted bays at the front designed by Peddle and Kinnear, in 1868. Mr T Maule Guthrie, who was a solicitor and Provost of Brechin, lived in the house in the 1930s. In the entrance vestibule there is a frieze or illustrated plaster wall plaque which depicts the murder of Archbishop Sharpe by the Covenanters in 1679.

Rosehill is stone built and harled, with stone margins and a slate roof. It has an impressive symmetrical south elevation with a central Doric columned door, and single storey wings to either side. To the rear is a courtyard with a range of useful outbuildings. In front of the house are lovely gardens and grounds, and a small paddock. There are a number of fine specimen trees including Wellingtonia, cedar and beech. The house was acquired by the sellers in 1991. In the 1990s they re-slated the roof over the main part of the house and over the billiard room and kitchen; a new fireplace was fitted in the dining room and a wood burning stove in the billiard room. Since 2009 the sun room has been added, the shower room has been refurbished, double glazing has been renewed and a wood burning stove has been installed in the study. One of the boilers was replaced in 2008. The house has elegant and well proportioned reception rooms, so is ideal for entertaining, as well as being a spacious family home, and retains many of its period features including cornicings and panelled doors. Apart from two upstairs windows the house benefits from either double or secondary glazing.

Stone gate piers with gates open onto a driveway which leads up to the front of the house and a gravelled parking and turning area. A wooden front door, flanked by Doric columns, and with a glazed fan light and carriage light, opens to the entrance vestibule. This has cornicing, two alcoves and a tiled floor, as well as the plaster wall plaque, and an inner glazed door to the hall. A particular feature in the hall is the elegant hanging staircase, which leads to the first floor, together with further cornicing, Junkers flooring and a fitted mirror. Arranged off the hall are the drawing room and dining room, as well as two inner hallways, one leading to the billiard room wing and the other to the study and kitchen wing. All the reception rooms have cornicings and picture rails. The graceful drawing room has a large bay window, five wall lights and an open fireplace with a marble mantel and surround and Junkers flooring. A double door, with internal shelves, leads through to the billiards room. This has two wall lights, bay window, French doors to the garden, wooden floor, a fitted mirror and a fireplace with wooden mantel and tiled inserts and a wood burning stove. Off the billiard room is a door to the west hallway which has a walk in cupboard and leads back to the hall. A further door leads to a downstairs bedroom with a cornice and picture rail.

The dining room has a large bay window to the front, with window shutters, wooden floor and a cast iron open fireplace with a marble mantel and tiled inserts and hearth. A balancing door also leads to the east hallway. Off here is the study with fitted shelves and a fireplace with a wooden mantel and stone hearth and a wood burning stove. Also off the east hallway, which leads back to the hall, is a shower room with shower cubicle, washbasin with shelved cupboard below, WC and window shutters. The kitchen is a light and airy room, linked to the sun room, and has fitted wooden wall and base units with shelves and display cupboard, five ring Belling hob with electric double oven/grill, plumbing for dishwasher, Junkers flooring, extractor fan, built in shelved cupboard and shelved recess. An opening leads through to the sun room/breakfast room. This is a lovely room which is timber lined with Velux roof lights, a wooden floor and has a door to the garden.

Off the back hall are two storage cupboards, one with stone shelves, and a walk in larder with wooden and stone shelves, together with a WC with washbasin, a rear lobby with a back door to the courtyard, and a utility room. This has a stainless steel sink, plumbing for washing machine, shelves, clothes pulley and a wall mounted British Gas 330 high efficiency condensing boiler, together with a hatch to a floored and lined roof space.

The curved and hanging staircase with wooden handrail and cast iron balustrades, which is lit by a large curved window, leads up to the first floor landing which has a shelved linen cupboard. Off the landing are four further bedrooms and a bathroom. Bedroom 2 has a cornice, window shutters and a washbasin, whilst bedroom 3 has a large bay window with window shutters, together with a cornice, washbasin and shelved and hanging wardrobe with louvered doors. Bedroom 4 has a hanging cupboard whilst bedroom 5 or the master bedroom has a cornice, picture rails and a bay window to the front and a partially tiled en suite bathroom with bath with shower, washbasin, bidet, WC and window shutters. The main bathroom has a bath with shower, pedestal washbasin, bidet, WC, shelved wall cupboard and extractor.

At the rear of the house is a courtyard, with stone gate pillars leading back to the driveway. There is a dog kennel with run, a greenhouse with power and light and two car ports. The original stable block is stone built with a slate roof and now comprises former stables, stores and garage with stone flag floor and a floored loft above. Adjacent is a log store. At the back of the west wing, accessed externally, are a store room and a boiler house which houses an Ideal Mexico gas boiler and a Scanfield multi-fuel burner.

The garden has an original south facing wall at the rear, and comprises lovely flower and shrub borders. There are paved areas next to the sun room and the billiard room, which are ideal for sitting out. There are lawns and a box lined path, together with some very fine trees and rhododendrons, providing privacy and shelter. Beyond the garden is a grass paddock and a wooded strip.

Situated adjacent to the drive is an attractive early 19th century lodge, which is harled with a slate roof. The lodge has been extended and benefits from partial double glazing. Since acquiring it in 2013 the sellers have made considerable improvements including refurbishing the kitchen and bathroom, fitting a new wood burning stove and a new boiler, and redecorating throughout. There is an area of garden which is enclosed by a hedge, with flower borders, gravelled paths and a greenhouse.

A partially glazed front door opens to the hallway. Off this is the sitting room with a tiled fireplace with a multi fuel burning stove; a bathroom with a bath with shower and wet walling surround, washbasin and WC; and the kitchen. From Dundee head north on the A90 dual carriageway and take the turning into Brechin (A935) passing the Brechin Castle Centre. On entering Brechin turn left, after passing the Mechanics Institute, into Airlie Street. Continue along Airlie Street and at the junction with Latch Road, turn left onto North Latch Road. The entrance into Rosehill will be seen on the corner on the left hand side with its name on a gate pillar.

Alternatively, if coming from the north on the A90, take the B966 to Brechin, passing through Trinity. On entering Brechin turn right at the mini roundabout (signposted to Little Brechin) and then take the second turning on the left onto Latch Road. Continue along Latch Road onto North Latch Road and the entrance into Rosehill is on the corner on the left hand side.
