The Property
Cragside Farm Cottage is a characterful cottage which sits in an elevated position offering fabulous open rural views, within easy reach of local amenities and the Cottages and neighbouring Cragside House were once part of the Bishop of Durham's Hunting Estate and then owned by the Bainbridge family, owners of the famous Newcastle Department Store. The property has been renovated by the current owner and offers bright, spacious and flexible accommodation.

The entrance porch, with windows to both sides and a useful coat cupboard off, leads into a delightful reception hall with open fire place, which could be used as a formal dining area. The newly-fitted kitchen comprises a range of units, 1 bowl sink, ceramic hob, integrated double oven and dishwasher, plumbing for a washing machine and attractive limestone flooring. The kitchen is open to a large area with ample space for a dining table and sofa which provides an everyday room, with exposed beam and full height glazed window to the rear. The spacious sitting room has a fabulous inglenook which is fitted with a wood-burning stove, beamed ceiling and garden views to the front from the window seat.

A door from the hall leads to the stairs up to the first floor and the bedrooms and bathrooms. The master bedroom has a range of fitted wardrobes and cupboards, magnificent far-reaching views of the surrounding countryside, and a door to the Jack and Jill bathroom which is also accessed from the landing. The large bathroom has an original stone feature fireplace and ceiling beam and is fitted with a bath, wash hand basin and WC. There are two further double bedrooms on this floor, both with wonderful rural views, one of which has a range of fitted wardrobes and cupboards. The shower room, with double shower cubicle, wash hand basin and WC, completes the accommodation on this floor.

Externally
A five-bar gate leads to a parking area and the detached garage. The garden and paddock lie to the front of the property with a southerly aspect. The enclosed garden has attractive boundary walls, lawned area with attractive well-planted borders, and a sunken terrace to the side of the porch which provides a more secluded place to sit and enjoy the views.

The paddock, which slopes away from the cottage down to Rookhope Burn and the village, extends to around 0.8 acres and is enclosed by a boundary wall. Limited access through the paddock, for garden maintenance only, is permitted to the owners of neighbouring Cragside House.

The detached, stone garage (5.71m x 2.76m) has power with an electric roll up door.

Local Information
Eastgate is a popular village in the Weardale valley, a few miles west of Stanhope, which originally marked the eastern border of the private hunting park of the Prince Bishops of Durham. The village, which includes a traditional pub, church and an active village hall, is surrounded by the moorland of the North Pennines Area of Outstanding Natural Beauty. The surrounding rural area is ideal for outdoor enthusiasts and tourists alike with stunning surrounding scenery from moorland to fellside and riverside walks. The nearby bustling market town of Stanhope is located on the popular C2C Cycle Route and is the terminus of the Weardale Railway, a heritage railway which runs from Bishop Auckland. Other tourist attractions include the 18th Century Stanhope Castle in the centre of the town, a heated open air swimming pool, the famous fossil tree which is approximately 320 million years old and the Durham Dales Centre which hosts craft shops and an award-winning tea room. The popular annual Stanhope Agricultural Show on the second weekend in September was first held in 1834. Also nearby is Derwent Reservoir for those interested in sailing and fishing.

Stanhope provides a good range of day-to-day facilities including doctors and dental surgeries, local supermarket, Post Office, art gallery and other local businesses. For schooling Stanhope offers a primary school; secondary schooling is available at Wolsingham School & Community College which is nearby. There are various private schools within the area, including Barnard Castle & Durham. Nearby Consett and Bishop Auckland provide further professional, retail and recreational services.
