LOCATION
The Thameside village of South Stoke situated between Reading and Oxford, lies on the East bank of the river, set between the Berkshire Downlands and the Chilterns in Oxfordshire  in the wide River  valley opposite the village of Moulsford, surrounded by scenic rural countryside designated as an “Area of Outstanding Natural Beauty”.

Largely unspoilt having only a limited amount of modern development, the village has a fine main street with many interesting period properties, some dating from the 16th century. Historically the village retains a close connection with Christchurch College in Oxford who were given land and property by Henry VIII at the time of the Reformation in the Middle Ages and as a result of this the timeless country way of life survives even today.   Local amenities include a highly regarded traditional Inn “The Perch & Pike”, a C. of E. Primary School, a village hall, shop and recreation ground, and regular bus services to Wallingford and Reading. The bus service also connects with train services to Reading and Paddington. The River Thames is within easy walking distance at each end of the village offering recreational facilities including walks along the Tow Path to Goring and Wallingford.

The historic Ridgeway Path also runs through the village, having crossed the river at Goring on Thames from Streatley, continuing along the riverbank to North Stoke where it leaves the Thames and continues up onto the Chilterns and the Icknield Way.

The nearby village of Goring on Thames offers more comprehensive shopping facilities, a modern health centre, a dentist, library, bank, Post Office, several “Olde Worlde” Inns, a Boutique Hotel, range of restaurants, a fabulous Riverside Bistro/Café, and a mainline railway station providing fast commuter services to Reading and London (Paddington) in well under an hour.  There are excellent road communications with easy access to Henley, Wallingford, Reading and Oxford as well as the M4 and M40 Motorways.

Ferry Lane is a quiet no through road eventually leading down to the River and historically links back to the era when a Ferry service operated across the River to Moulsford.  The road comprises an eclectic mix of individual properties dating from the 16th Century and including the late Victorian and Edwardian eras with a number being Listed denoting their intrinsic historical and architectural importance.

PROPERTY DESCRIPTION
Ashmount House which dates from the 1930’s and formerly owned by a titled family, has an imposing appearance in a unique setting enjoying uninterrupted westerly views to the rear over lawned gardens and meadow land leading down to the River.

The property occupies an especially advantageous and private position towards the end of Ferry Lane set behind a walled frontage.

The impressive proportions and versatile layout of the accommodation which extends to almost 5,000 sq ft offers potential for different living options including an ancillary wing if required served by two staircases.

Originally the house was designed incorporating a Servants wing and whilst subsequently differently adapted a separate self-contained suite could easily be reinstated to suit personal requirements including re-operating the ‘dumb waiter’ facility.

Built in the grand manner Ashmount House has its principal bedroom accommodation arranged on the ground floor with the main living accommodation and grand rooms situated on the first floor so as to take full advantage of the fabulous views over the scenic landscape across its own lawned gardens and meadows down to the River and beyond to the Berkshire Downlands opposite and the magnificent “sunsets”.

Notably points of interest include the fine carved oak balustraded wide staircase, characterful beamed ceilings and oak flooring in the reception rooms with the timbers reputedly acquired from the luxury Cunard Liner “Aquitania” which was launched in 1913.

The Drawing Room also has an especially imposing Inglenook style fireplace with heavy bressumer beam.  This year a new ‘state of the art’ gas boiler was also installed supplying central heating and hot water.

This is a grand village house affording immense potential not least by virtue of having its own land extending directly down to the River and an approximate 600’ frontage.

OUTSIDE

The property has a high walled frontage to Ferry Lane splayed centrally with entry through tall decorative wrought iron gates which open onto the driveway and an extensive private forecourt area leading to the house.

There is a separate wrought iron side pedestrian gate and off Ferry Lane which continues to run along the Northern boundary down to the River and the original Ferry staging, there are further gated entrances to the garaging and the Riverside area.

To the rear are extensive lawned gardens with meadow land beyond down to the River Thames.

There is direct frontage to the Thames of approx.. 600’ with a Mooring Dock c. 30’ x 13’ and a refurbished elm boarded Wet Boathouse with pitched clay tile roof.

Additionally there are a range of Outbuildings and garaging which are identified on the plan included in the brochure.

In all the garden and grounds extend to approx. 7.5 acres.
