Listen out for the occasional bell ring from across the road from the Carmelite Monastery, for that's generally all you'll hear from this otherwise quiet and peaceful stretch of road....

Convenience - For our house for sale stands approximately at mid way point along Grosvenor Place, so it should be easy enough to persuade the kids to walk to school - either way. To BHSA at the top of the road, or a little further up Sandiway to Birkenhead School, or in the other direction to St Anselm's or Redcourt. Very handy indeed, particularly with the tunnel to Liverpool for work only about five mins in the car.

Good Reasons - And that's primarily, other than for the space required, of course, why our clients bought here in the first place. Space they also wanted and space they got; not only with plenty of rooms but big and handsome ones too.

Latest Additions - And over the last couple of years they have included various upgrades: a new kitchen, a new cloakroom, a rather spectacular new main family bathroom, a 'Jack and Jill' en suite as well as a new 'top of the range' gas combi' boiler (to be found nicely out of the way in the basement room), along with various other additions you'll discover on your viewing.

Versus 'Originals' - Meanwhile there remain many character 'features' not least in the lion's claw foot to the stair rail (beautiful oak running all the way to the top floor), coving and a couple of pretty arched windows at the top of the house, besides dado rails and one or two fireplaces.

Basic Layout - In essence, this substantial family home comprises four entertaining rooms, a kitchen/breakfast room, cloakroom, basement room with two ancillary store rooms; three bedrooms, large bathroom and en suite to first floor and four bedrooms and second en suite to the second floor.

The Last, First - And perhaps somewhat in reverse order we'd like to start at the top of the house and point out how 'roomy' the four bedrooms are up here. All rooms have excellent head height as well as being double sized bedrooms; there are no sloping low ceilings or beams to knock your head on. The full en suite is worth a mention too with access from both bedroom and landing and with underfloor heating in situ but not connected.

Nothing Less Than Envy - Although the piece de resistance bathroom-wise is undoubtedly the rather luxurious (for space and fittings) main family bathroom to be found on the first floor level. It's huge, it's warm (working underfloor heating) and has just one of the biggest whirl pool baths we've come across. The room appears that much more desirable for the polished dark grey floor tile. Apart from the bath there's a separate shower cubical.

More Space - The three bedrooms to this first floor are bigger still with two having an interconnecting en suite (Jack & Jill). This is connected with the main bedroom and bedroom no.3 which is currently used as a rather generous dressing room with wall to wall wardrobes but is ostensibly a double bedroom. The en suite is again a modern full suite with double shower tray. There's an original marble fireplace within the second front facing bedroom.

Ground Floor - Coming down the stairs along the most handsome of staircases and you have a choice of four true entertaining rooms. Two are to the front of the house, one has currently been commandeered as the 'office' and the fourth, the morning room, right now is a working nursery. This room is adjacent to the kitchen with access to it as well as to the hall.

The hall is on two levels with just a few easy steps distinguishing the different levels. The cloakroom (modern suite) is tucked away by the entrance to the vestibule (with original floor tiles).

The Family Hub - The kitchen/breakfast room is comfortable and bright. Bi folding doors open straight onto a decked patio and garden (South facing and private). Current owners have particularly enjoyed the open aspect with many a breakfast taken outside this summer.

All the usual appliances are included as you'd expect of a refurbished kitchen (@ 3 years old) and a large free standing double oven stands over to the right hand side. A central island with cupboards doubles as a breakfast bar comfortably for four or five people. There are more than ample oak cupboards with more above and below the wall work surfaces. If you'd rather sit at the table for meals then there's an opening to the morning room.

Outdoors - A couple of mature trees provide a fair amount of natural screening although beyond cross the road is an open aspect to the gardens of the monastery. The south facing rear garden isn't huge but it is private. A garage stands to one side.

Summary - A grand house that's been filled and lived in. So, whilst is sounds large with all the named rooms, it doesn't feel overly big - let's say just spacious. A house that's benefited from a series of modern improvements and refurbishment that combined make for a very comfortable family home too.
