A remodelled Victorian villa with views of the Gare Loch

Location

Chapelburn is set in a prime elevated position with beautiful open aspects to the Gare Loch.

Shandon and Rhu are delightful villages on the north side of the Gare Loch where a belt of low shoreline is studded with mansions and villas. This friendly community centres around the church, primary school and yachting life, with a busy marina being home to many fine craft. The sailing offered on the Firth of Clyde is renowned worldwide as some of the best and most challenging in Scottish waters.

The neighbouring town of Helensburgh has been regarded as one of Western Scotland's most desirable towns for well over a century, since wealthy Glasgow merchants first began to build houses there. It offers excellent specialist shopping, supermarkets (including Waitrose), a swimming pool and secondary schooling. Lomond School provides private co-educational schooling from ages three to 18 for day pupils and boarders.

Shandon has good access to Glasgow with the A814, A82 and M8 allowing a daily commute by car. Helensburgh Central provides a regular rail service to the city with a journey time of approximately 45 minutes. Glasgow airport is within 22 miles. To the north the A811 leads to Stirling to join the M9 south to Edinburgh and the A9 north to Perth.

Argyll and Bute is home to some of Scotland's most spectacular scenery and Loch Lomond is part of Scotland's first national park. The loch is well known for its water sports including wind surfing, sailing and excellent water skiing and wake boarding.

There are a number of well respected golf courses in the area including Loch Lomond Golf Course which is host to the Scottish Open and other international events. Other golf courses include Helensburgh, Cardross and Buchanan Castle.

Description

Chapelburn is a fine Victorian villa of great character, sited to take full advantage of its wonderful views over the Gare Loch. In The Buildings of Scotland: Argyll & Bute (pub 2000) it is described as "cottagey: early 19th century with Victorian attic dormers (all three different) and a long trellis verandah". The present owner comprehensively upgraded and extended it from 2008. It now offers well presented and flexible family accommodation, including a potential studio apartment, with independent external access, above the integral garage.

Accommodation

The canopied front door opens into a vestibule leading to a reception hallway with a polished herringbone parquet floor. Off the reception hall to the right is a formal dining room with the same herringbone parquet flooring, an attractive closed fireplace, a shelved alcove and a deep, west facing window with views over the Gare Loch. The drawing room, to the left, is substantial; stretching the full depth of the house it was originally two rooms. It too has wonderful views and has an open fireplace with an intricately carved timber mantelpiece and a shelved alcove. At the rear of the main hallway, a cloakroom area leads to a study and shower room with Porcelanosa fittings.

The kitchen was refitted in 2008 by Clive Christian in their painted Edwardian range with granite and wooden work tops. The units are of the highest quality and incorporate a French farmhouse style sink, a stove with five gas burners and two ovens and a number of integral appliances by Miele, including coffee machine, combined oven and microwave, steam oven, wine cooler and dishwasher. It has an oak island with a stainless steel prep sink and a breakfast bar. The dining area, added when the house was extended, connects to a rear hallway with a connecting door to the garage, a back door with steps leading up to the rear garden, and stairs to the first floor accommodation over the garage.

The staircase rises from the hallway to a mid landing off which is a substantial conservatory which was renewed in 2008. It has panelling to dado height, a tiled floor and French doors to decking and the rear garden. Off the main landing are four bedrooms and a family bathroom by Porcelanosa. It has a wet room style shower, twin wash hand basins, fitted storage and a freestanding bath. It is tiled to full height.

The garage block includes a potentially self contained apartment. On the ground floor, off the rear hallway there is a well fitted utility room/kitchen with counter level units, sink and plumbing for a washing machine. Upstairs is a large room with a door to the rear garden. It has a fully tiled en suite bathroom with shower, wash hand basin, contemporary freestanding bath and WC.

Grounds

The front garden is mainly lawned with a wide variety of mature rhododendrons, a fine range of mature fir trees and hedging providing excellent privacy. There is a gravelled parking area to the side of the house in front of the garage. The rear garden of Chapelburn is possibly one of the finest in the surrounding area and boasts a wide array of shrubs and trees including, azaleas, camellias, flowering cherries, pear trees and mature rhododendrons. The gardens are bordered by the delightful Chapel Burn on the west boundary.

Square Footage: 3,079 sq ft

Directions

From Helensburgh take the A814 through Rhu towards Garelochhead. In Shandon, beyond Queens Point, turn right at a sign for Ardchapel. Turn right again almost immediately and Chapelburn is on the left hand side.
