A rare converted Victorian coach house standing in around 5.6 acres with tennis court, orchard, triple garage and large paddock.
The Coach House enjoys an enviable rural location, on the eastern edge of a small group of private houses, surrounded by beautiful countryside in the Vale of Strathmore with views towards the Sidlaws to the south and the Cairngorms to the north. Dundee and Perth are within easy commuting distance and the property's location benefits from good public transport.
The attractive and popular town of Blairgowrie is about three miles to the west and has an excellent range of supermarkets, independent shops, delicatessens, coffee houses and restaurants.
A wide range of recreational activities can be enjoyed in the locality. The prestigious Rosemount golf course at Blairgowrie is a five-minute drive away, and other excellent courses are nearby at Alyth, Glenisla, Strathmore, Dunkeld, Murrayshall and Kirriemuir. The famous championship courses at St Andrews, Gleneagles and Carnoustie are all within 40 miles. Winter sports can be enjoyed at Glenshee, about 35 miles to the north and salmon fishing can be taken on the River Tay and the River Isla, with trout fishing available on local lochs. The Perthshire and Angus hills lie within easy reach, and offer ample opportunity for hill walking and challenging cycling. Swimming and other recreational activities are available at Blairgowrie Recreation Centre.
Primary schooling is available in Blairgowrie or Coupar Angus and school buses collect children at the nearby Myreriggs Road or at its junction with the A923. Secondary pupils go to Blairgowrie High School, and there are a number of excellent private schools within daily reach including Craigclowan Preparatory School, Strathallan, Kilgraston and Glenalmond, all near Perth, and Dundee High School.
Originally, the property was the coach house, stables and grooms' lodgings to nearby Moorfield House which was built at the end of the 19th century for a wealthy Dundee jute merchant and demolished in 2010.
The house is approached up a private driveway and through electrically operated gates to the property which faces south west, surrounded by its landscaped grounds and gardens. The house is situated in approximately 5.6 acres. There is an all weather surface tennis court with a small summer house, well kept gardens with shrubs, flowers and an orchard. The four acre meadow to the north of the house has been kept mown and would make an ideal paddock.
The Coach House is a one and a half storey property built of stone, most of the walls being almost two feet thick. The slate roof has been well maintained and the cast iron gutters and downpipes are also in good condition.
The property was extensively modernised in the late 1990s and the owner s strived to maintain many of the original coach house features. A new boiler and radiators have recently been installed, and a large section of the ground floor benefits from underfloor heating. All windows and doors in the renovation are made from pitch pine by Sturrocks of Forfar.
The heavy-duty front door gives access into the reception hall, off which there are doors to the office/study, dining room, kitchen and lounge.
The large 30' x 18' kitchen is the heart of the family home, comprising Welsh slate floor, French oak units, black granite work surfaces and range cooker. Separate doors give access to the large dining room and to the sun lounge, both of which have French doors leading to flagstone patios.
A beautiful sunroom has ground to ceiling windows on three sides giving a panoramic view of the nearby pond, the gardens and the mountains beyond.
A utility room houses the recently upgraded boiler and a downstairs toilet has been upgraded to include toilet, shower and sink with Grohe fittings.
The former grooms' accommodation has been converted to provide a separate back entrance leading to a kit room, a store and a large laundry.
A new staircase gives access to the first floor and the five bedrooms. The master bedroom suite opens off the main landing. It has a private bathroom and a walk-in dressing room and enjoys a panoramic view of the Cairngorms. The remaining four double bedrooms are accessed from an inner hall and share a recently upgraded bathroom with WC, wash basin and shower bath with Grohe fittings.
Gardens and grounds:
The site extends to about 5.6 acres overall. The garden is extensively laid out to lawn, with a large number of mature trees and ornamental shrubs. To the west of the house is an all-weather tennis court complete with original summer house. As part of the original walled garden of Moorfields House, this section of the property contains numerous fruit trees and a herb garden.
To the north of the property lies a four acre meadow. The field is currently down to grass and would be ideal for equestrian use, or could be rented out. If the purchaser was not interested in the paddock then a third party has indicated that they would be keen to purchase this.
A three-car garage block with electrically operated doors was erected in the mid-1990s. The block, served with water and electricity, also includes a tool shed and garden store.
Services: Mains water, gas and electricity. Private drainage to septic tank.
Council Tax: Perth and Kinross Band G.
Fixtures and fittings:
All floor coverings, curtains, blinds and integrated kitchen appliances are included in the sale, as well as numerous tables, chairs and other furniture.
Square Footage: 4,578 sq ft
Acreage: 5.54 Acres
The Coach House is accessed from Myreriggs Road off the A923 Blairgowrie to Coupar Angus road.
From Blairgowrie take the A923 signposted to Dundee. Myreriggs Road is on the left about half a mile after leaving Rosemount and the main built up area and is the first group of houses. The drive to The Coach House is on the left, opposite the last house on the right, and there are electrically operated gates at the entrance.
From Perth take the A94 to Coupar Angus, then the A923 towards Blairgowrie. Follow the A923 for 2.1 miles and Myreriggs Road is on the right.
