Full description

This Quintessential English Country Cottage has a wealth of period features and a charming cottage garden. The 2 Reception Room, 3 Bedroom accommodation is light and spacious and the property benefits from Planning Permission for a Ground Floor Extension.

Porch, Sitting Room with Dining Area, Conservatory, Inner Hall, Cloakroom, Fitted Kitchen, 3 Bedrooms and recently modernised Family Bathroom. Timber Summerhouse, Timber Outbuildings, including one previously used as a Utility Room/Laundry. Driveway Parking and Southerly Aspect.

Marnhull is one of the largest villages in England and has a thriving community life with two primary schools, three churches, an inn , doctors' surgery and dispensary.  There are numerous clubs and societies which are based in the village and the nearby town of Sturminster Newton also boasts an active community centre provind a range of cultural and educational facilities.  Marnhull is celebrated in Thomas Hardy's Tess of the D'Urbevilles as Marlot and and the views of the surrounding countryside will leave you in no doubt as to why the Blackmore Vale was so close to his heart.

This pretty cottage is not Listed and therefore a definitive history is sadly not available, however the original cottage is thought to date from around 1680.  It has Marnhull stone elevations to the original cottage with a rather impressive stone porch thought to have been constructed by a master stone mason who once lived at the cottage.  The two stone heads to be seen on the inner pillars of the porch depict a man and a woman and much has been made of the fact that the woman's head has ears whilst that of the man does not!!

The later extension to the rear of the cottage is of reconstituted stone, the whole being under a tiled roof.  Modern additions include double glazed windows and a Conservatory to the side elevation.

Internally the cottage boasts a wealth of period features including exposed beamwork, open fireplaces and characterful rooms.  Whilst the original cottage probably had the staircase in the Dining Area of the Sitting Room the advent construction of a rear extension in 1986 led to the addition of an Inner Hall with staircase to the First Floor Bedrooms and Bathroom, which has recently been modernised and now has oak flooring a roll top bath and antique style radiator and towel rail.

The advent of this extension meant that a modern Kitchen could be installed and a ground floor cloakroom added to the accommodation.

The current owners installed oil fired central heating to the cottage in 2016 and at the beginning of 2017 gained Planning Consent to Erect a Single Storey Extension (demolishing existing Conservatory), Application
No. 2/2016/1752.

Outside the property has an extremely attractive cottage garden, driveway parking and summerhouse.  To the rear elevation the gardens have a Mediterranean feel with gravelled area and timber outbuildings which benefit from power and light. One of these building has a water supply and has been used as a laundry room being plumbed for an automatic washing machine.  The new External Oil Fire Boiler is located to the rear of the property with the oil tank located in the gardens to the side of the cottage.
