THREE BED INCLUDING HOLIDAY COTTAGE.
Situated in an idyllic, rural location on the bank of Quarry Beck in an area heaped in historic significance, located 200 yards from Lanercost Priory. Abbey Mill sits on the bank of Quarry Beck in a woodland backdrop with well laid out, mature gardens and gravelled parking. The gardens are terraced with access from the kitchen and master bedroom and comprise of lawned area with patio, grass banks with an abundance of rhododendrons, spring bulbs and perennials. Location/Directions
Abbey Mill is located in the hamlet of Lanercost, some two miles north east of Brampton with a wealth of local amenities, within close vicinity of Lanercost Priory and Hadrian’s Wall. There is easy access to the A69Carlisle to Newcastle road, M6 at junction 43 (9 miles) and the city of Carlisle (12 miles).

NOTES
Abbey Mill dates from the 17th Century and was a working water driven grain mill until the early twentieth century after which time the building gradually fell into disrepair and eventual ruin. In 1980 it was restored and in 1991 enlarged and converted into an unusual and very attractive country home.

Leading from the hall through the dining room, a wrought iron spiral staircase gives access to the first floor and an adjoining holiday cottage.

Abbey Mill is a unique house on three levels and, deceptively from outside, is spacious and airy. Its conversion from a ruin and working mill has been both tasteful and highly imaginative. In some parts of the house, natural wooden beams, exposed stone, rough plastered walls, rug covered ceramic floor tiles and stained glass give the house its particular rustic feel, while in others, big open fires, thick carpets create a warm, intimate atmosphere.

.
Abbey Mill faces west, therefore, although nestling in a hollow and amongst trees, the house and garden benefit from any sunshine all day long and well into the evening.

The garden lies on a steep bank that rises steeply above the house. To the south and above the property lie Quarry Beck Woods, through which a path, accessible from the road, leads up the beck, past waterfalls and woodland glades, where clouds of bluebells flower in the spring, on past the stone dressing plant and through the fields to Brampton.

Lanercost is situated approx. 12 miles east of Carlisle in the Irthing Valley where, just over the road from Abbey Mill, the graceful, ancient double arched bridge spans the river. 200 yards away stands the beautiful Lanercost Priory and its ruins. Hadrian’s Wall, 1 mile to the north, and the hill fort of Birdoswald form part of the “Hadrian’s Wall Walk”. Brampton is a small market town just 2 miles away.
