Originally a large private house built in 1905, Overton Grange is now a very smart fully licensed 3-star country hotel that comes complete with a comfortable coach house home for its owners/managers.

The present owners bought the hotel in 2002, recognising that it had the potential to become something really special, as indeed it has following an extensive refurbishment and considerable investment, most recently through the creation of a lovely pool completed in 2009.

Having achieved what they set out to do, they are now looking forward to retirement and so the hotel is to be sold. PUBLIC AREAS

Entrance lobby with double doors opening into a spacious hall with wide staircase leading to the upper floors. The hall opens into a comfortably furnished reception lounge on one side, beyond which is the bar, a lovely, light room with windows commanding a superb view over open countryside. The hall also opens on the other side into the paneled breakfast room with seating for 24+ residents, also used for private dining and corporate meetings. The spacious and elegant 40+ seater dining room, part conservatory, also with breath-taking views of the surrounding countryside is appointed to high standards. All the rooms have period features, including fireplaces and oak paneling. The Mulberry Suite, refurbished in 2004, is a large function room at the rear of the property with picture windows overlooking the gardens and is used for occasional weddings, conferences, corporate meetings for up to 100.

LETTING BEDROOMS

14 letting bedrooms to sleep 28, all en suite (11 bathrooms and 3 shower rooms).
The rooms are equipped to a very high standard, with direct dial telephone, colour television, tea/coffee making facilities and are comfortably furnished and well presented. The majority enjoy lovely views of the hotel grounds and countryside beyond. Ten bedrooms are double/twin bedded, two are superior rooms and two are a large suite and a four-poster bed.

LEISURE FACILITIES

In 2009 a wonderful new leisure facility was developed at the hotel. It comprises an 11m x 5m rectangular swimming pool, sauna, two treatment rooms and changing rooms. The pool building has sliding doors opening onto the garden.
This section of the hotel has under floor heating and this and the pool heating comes from a thermal heat air pump which keeps energy costs down substantially.

COACH HOUSE

A major bonus for the owners of Overton Grange is the detached Coach House. This is an L-shaped building of immense character and a large part of the ground floor is taken up with the original 4 stables and 3 garages, currently used for storage. The accommodation layout consists of a hall, a study, an exceptionally large living room, two bedrooms, office, bathroom, and kitchen. The Coach House also benefits from the privacy of its own courtyard and orchard/garden and is ripe for further development and there is an existing consent for the area described in detail below.

STAFF ACCOMMODATION

This consent is believed to have been implemented by the building of the leisure facilities.
A former flat with 2 rooms and a bathroom formerly used by staff is situated on the second floor and offers obvious scope for further development of letting bedrooms as well if desired.
