LOCATION
The land lies just to the south east of the village of Newcastleton and about 11 miles to the east and 22 miles to the south of the border towns of Langholm and Hawick respectively with the City of Carlisle at Junction 44 on the M6 Motorway lying about 20 miles to the south. DESCRIPTION
Lot 1 is shown coloured blue on the Sale Plan and extends to around 4.4 acres (1.78 hectares) overall of grazing land with access off a shared private road. This Lot includes a building which is a timber framed barn with part of the roof missing and needing repair and approximate internal measurements 12.8m x 19.8m. The building could however be readily reinstated for agricultural or equestrian purposes subject to consents if required.

Lot 2 is shown coloured pink on the Sale Plan and extends to around 13.19 acres (5.34 hectares) of grazing land with natural water supply. Lot 3 has a right ow way over the access shown A to B on the Sale Plan.

Lot 3 is shown coloured green on the Sale Plan and extends to around 11.48 acres (4.65 hectares) of grazing land in two enclosures with the benefit of a right of way shown A to B on the Sale Plan.

Lot 4 is shown yellow on the Sale Plan extending to around 6.22 acres (2.52 hectares) with access direct off the main access road. "Under Offer"

TENURE

ENTITLEMENTS

BOUNDARIES
Subject to negotiation it will be the purchaser's responsibility to erect any required internal fencing with stockproof fencing within four weeks of completion of a sale. This relates to boundary A to B to C affecting Lots 1 and 2, boundary B to D affecting Lots 2 and 3 and boundary E to F to G affecting Lots 4 and 5. Future maintenance responsibility of the boundary fences will be jointly shared between the Lots. The access strip A to B is 10 metres wide.

ACCESS A to B
The 10 metre wide access strip A to B, will be in the ownership of Lot 2 with the owner of Lot 3 having a right of way over the access strip for all purposes at all times.
