Lot 3: 345,000 for 34.27 acres.

A prime block of productive grassland located within the Blackmore Vale and capable of growing a variety of crops. The land is classified Grade 3 of a mixed sandy/clay loam. Lot 1 is a level easily workable field with excellent road access on to the A30 and is sown with an Italian rye grass crop. Lot 2 is also accessible from the A30 with a hard track giving access along the eastern boundary with the adjoining land owner having the benefit of a right of access over. Lot 3 has the benefit of a secondary access onto Higher Marsh Lane. All three fields have been drained and improved through a cropping rotation and fertilizer applications. Each field has a separately metered mains water supply to water troughs. Lot 2 is partly fenced and Lot 3 completely fenced with post and two strands of barbed wire within a mature Blackthorn hedge. A public bridle way passes between lots 2 and 3 with no public rights of way directly crossing the land.

The land is being offered for sale on a freehold basis and vacant possession will be granted upon completion. The first grass crop has been sold under licence.

The land is not situated within a Nitrate Vulnerable Zone.

All sporting rights are understood to be in hand and are included within the sale.

The land is sold subject to and with the benefit of all matters contained in or referred to in the title deeds together with all public or private rights of way, wayleaves, easements and other rights of way affecting the property. It should be noted that a main electricity line crosses lots 1 and 2 and may be of interest to purchasers wishing to establish a solar park, subject to the usual consents.

The land is offered for sale by private treaty with offers requested in excess of the quoted guide prices.

26.67 normal entitlements are held by the vendor and will be included within the sale price. The vendor will claim the 2015 payment with the vendor's agent transferring the entitlements to the purchaser in readiness for the 2016 scheme year.

From Shaftesbury proceed west along the A30 passing through the villages of East and West Stour. Continue past the turning to Nyland and Henstridge Airfield with the entrance to Lot 1 to be found shortly after a layby on the left hand side of the A30. It is possible to access Lots 2 and 3 from Lot 1 by driving along the boundary edge or taking the next left hand turning off the A30 directly into Lot 2. Lot 3 may be also be viewed from Higher Marsh Lane which is the next public Left hand turning.

All viewings strictly by appointment arranged through our Farm and Rural Department in Shaftesbury. Viewings may be conducted from a vehicle provided that the applicants travel along the hard track and field boundary edge.
