Application number 14/01571/OUT was granted by Shropshire Council on 4th September 2014 for the erection of up to 10 dwellings to include means of access, subject to conditions such as layout, appearance, scale and landscaping, otherwise known as the' reserved matters'. Shropshire Council state that 'application for reserved matters shall be made to the local planning authority before the expiration of 3 years from the date of this permission'. They also state 'the development hereby permitted shall begin before the expiration of 2 years from the date of approval of the last of the reserved matters to be approved'.Information from the 'Development Management Report states: 'The site forms part of an enlarged garden to Berwick (a bungalow) and is enclosed on the main A41 and Heathwood Road. A woodland and small paddock is located along the northern boundary, whilst the main A41 runs along the eastern boundary. Heathwood Road runs along the southern boundary with an open landscaped border and dwelling on the opposite side of the road, whilst Berwick is located along the western boundary with properties at the end of Woodlands Grove. There is a public footpath which runs along the south boundary with hedgerows along the roadside. Policy CS11 'Type and Affordability of Housing' of the Core Strategy indicates that all new open market housing development should make an appropriate contribution to the provision of local needs affordable housing having regard to the current prevailing target rate as set out in the Shropshire Viability Index' The provision of the contribution would form part of a Section 106 legal agreement. There is a wide range of local community facilities including a primary school and village hall. It is well placed for swift vehicular access into the market town of Whitchurch and for much larger conurbations including Shrewsbury, Wolverhampton, Chester and Wrexham.
The description of development (Application No. 14/01571/OUT) reads as follows: 'Outline application for up to 10 dwellings to include means of access...... Shropshire Council hereby GRANT OUTLINE PERMISSION subject to the conditions listed below......... ' The decision date was 4th September 2014.
