The Story

Waking to birdsong and the sound of the river flowing by the mill, a stay in Old Mill Cottage has delighted many seeking peace and seclusion. The cottage is currently a seven bedroom holiday home, and it has many attractions. "It backs on to the golf course, so you can sit on the terrace and enjoy lovely views across to Southwell race course," said the owner.
"The nearest neighbours are down the lane but out of sight and sound so it's a nice, peaceful place. It's worked well for large parties of people - the cottage has a large dining room where you can easily seat 16."

A CAPTIVATING CONVERSION

Better still, the cottage is just one small part of the property, which also includes a Grade II Listed watermill, dating from the 1700s, and an adjoining granary. It is believed there has been a mill on this site dating back to the time of the Domesday Book. The owners have secured planning permission to convert the mill and granary into a unique character home. As part of the conversion, two rooms from the cottage become part of the Mill. The planning permission also allows for the conversion of the stable block into a further home, and an additional outbuilding could be converted to garages subject to planning permission.
"The mill and granary will make a very special four bedroom home. The views over the golf course from the upper windows of the mill are stunning," she said.
The conversion will make the most of the building's history, many traces of which have survived intact. "Once converted, it will still have lots of beautiful original features. The granary building is full of thick timbers and the planning permission states that the wheel must be restored. A glass partition would be put in so when you go up the stairs you would be able to see the wheel - so it would really appeal to someone who likes history."

ORIGINAL CHARM

When the owner and her husband bought the property, they created the seven-bedroom holiday cottage from two smaller cottages, but they have left both staircases intact to allow for easy conversion back into two cottages.
The current cottage is decorated in neutral tones that let the original features speak for themselves. "We kept it quite simple. Two of the downstairs rooms have beams in and would have the capacity for an open fire - one looks lovely with candles and the other has an oil-burning stove, which looks old and pretty."
"The stairs in the main cottage are very shallow and wide, and it's got a cottagey feel to it. It's great for entertaining, especially because it has such a large kitchen."

THE BEST OF EVERYTHING

While the cottage, which sits in three acres of gardens and paddock, feels luxuriously secluded, there are plenty of amenities within easy reach. "One of the attractions when we bought property was its location and the fact it is walking distance to the village and only about three miles from Southwell, which is a really nice market town.

Accommodation

WATER MILL
Entrance into a large room with a ladder/open tread staircase to first floor, the original gear workings of the water mill are in the left hand corner and may have to be retained as part of the listing. There is access through a door into a further room, which again has the original workings of the water mill and access to water wheel with the river flowing underneath. Access to the first floor where there is a large room, which could be sub divided into bedrooms and bathrooms if required. The first floor also features the original workings and gearings of the mill and the entire space requires complete renovation.
