DESCRIPTION
Boscastle is well known as a popular Cornish holiday destination with its fantastic coastline and harbour and is also one of the most desirable places to live in Cornwall.

Property in this area does not come to market very often but when it does it always attracts a lot of attention. If you are just looking for a place to settle down or are looking for a business opportunity in the hospitality sector then this property should definitely be on your short list.

This listing consists of two traditionally built Cornish cottages internally linked by an upstairs connecting door. The first cottage has two double bedrooms, 'Tamarisk', and has been beautifully and sensitively renovated, retaining all of its traditional charm. This is also the case with 'Admiral', a large 3 bed cottage with living room and kitchen upstairs with bedrooms and bathroom downstairs. Both cottages benefit from off road parking and gardens.

At present both properties are used by family and as holiday lets.

ADMIRAL
A stunning 3 bed traditional Cornish Cottage with garden and parking. Accessed either from outside or from an upstairs connecting door to 'Tamarisk'. The lounge / dining room, which is on the upper level, is bright and very spacious indeed with beamed ceiling and deep slate window sills. Heating is supplied either by the two economy 7 storage radiators or the free standing multi fuel burner set on a slate hearth. A staircase leads downstairs and a door leads through to a large kitchen and breakfast room which has been beautifully fitted out with modern units and plenty of work surfaces. A four ring ceramic hob with stainless steel extractor sits above an integrated electric oven. With pull out larder cupboard and full height storage cabinets, this kitchen has been well designed and thought out. A high level window gives plenty of light along with the glazed uPVC back door which gives access to the gardens and parking.

Downstairs there are three bedrooms and a family bathroom. The two largest bedrooms are front facing with deep slate sills. Both have beamed ceilings and storage radiators. The master bedroom benefits from a large built in wardrobe. The third bedroom is a good sized single room with a window facing to the rear and a storage radiator.

The family bathroom is well equipped with a modern suite consisting of a shower bath with curved glass screen and electric shower fitted, pedestal wash hand basin with pull switch light and shaver socket above, and low level WC. Two side facing windows give light. There is also a large linen storage cupboard and a heated towel rail.

AGENT'S NOTES

Admiral is a wonderful traditional Cornish cottage with lots of original features, renovated to a high standard for todays modern lifestyle. Used as a home, Admiral offers comfortable accommodation in a highly regarded area of Cornwall. Near to Boscastle harbour and many North Coast beaches this is an ideal location to settle down. With Tamarisk next door there is the proven potential of holiday let income or extra independent family accommodation. Properties of this type are very rare and do not come to market very often therefore I would urge anyone looking for a home with an annexe, a home with an income, or a pair of holiday let properties with proven income records, to arrange a viewing as soon as possible.

TAMARISK
Tamarisk is a two bed traditional Cornish Cottage connected to Admiral via an upstairs connecting door. Renovated to the same high standard and retaining much of its traditional charm, Tamarisk is a comfortable cottage with living room and kitchen downstairs with two bedrooms and bathroom upstairs.

From the panel glazed front door you walk into a delightful lounge / dining room with flagstone floor and traditional beamed ceiling. A large bay window with window seat lets in plenty of light. An open fireplace with feature tiles and wood surround on a slate hearth sits at one end of the room and a staircase rises to the upper floor. Two economy 7 radiators provide heat if needed. An open doorway leads through to the kitchen / breakfast room.

The kitchen is very well appointed with country style cabinets and base units under a roll top work surface. A white enamel one and a half bowl sink with mixer tap sits below a large multi panelled window looking onto the rear courtyard. There is plenty of room for all white goods including plumbing for a dishwasher. In the rear corner is a large inglenook fireplace with cloam oven and Rayburn solid fuel range installed. Flagstone flooring as in the lounge.

Upstairs is accessed via a stairway in the lounge. In the master bedroom there is a large window to the front aspect with deep slate sill. A fireplace with a wooden surround sits at the side wall with storage cupboards built into both chimney breast recesses with display shelving above. The second bedroom is also a double room with a large window to the front aspect with wide slate sill. Both bedrooms have beam ceilings.

The bathroom has a white suite comprising a bath with decorative wood side panel, Low level WC and pedestal wash hand basin. There is a window to the side aspect and a Velux window to the rear. The bathroom benefits from eves storage and airing cupboard.

DIMENSIONS

Lounge / Dining room (4.7m x 4.39m)
Kitchen / Breakfast room (2.76m x 4.27m)
Bedroom 1 ( 4.23m x 4.49m)
Bedroom 2 ( 3.02m x 2.38m)

AGENT'S NOTES

As with Admiral, this is a fantastic traditional Cornish cottage in an ideal location both for settling down or as a holiday let business. Even although the cottages are linked via an upstairs door, there is no reason why this door could not be taken out and the wall reinstated to create two distinct properties, so even if you wanted to keep one and sell the other, you could do this , as both properties have separate water and electric supplies and are still registered as two separate dwellings. Basically, you have options with this property that you don't get with other properties. This should be of interest to anyone with an interest in Boscastle!

OUTSIDE

Tamarisk has a courtyard to the rear with storage and a low level access to the front which could be handy for bike storage etc. Admiral, on the other hand, has access from the kitchen onto a lovely patio area which leads into a secluded lawn with tree and shrub boundary, ideal for sitting out on summer days. Onward from the lawn is a pathway giving access to the parking area which has parking for at least 3 cars with a shared driveway leading onto the main road.

Available, but not included in this sale is a terraced garden over two levels with views over Boscastle. (See picture below.) This terraced garden has a summer house and storage shed and is ideal for family barbeques or just a bit of sun bathing. This is available by separate negotiation.
