The Story

Sitting out in the evening and watching the sun set over Honingham or going for a long walk by the river - the new owners of West Lodge Farm will enjoy being surrounded by beautiful countryside. Yet their attractive home is also just 15 minutes' drive from the centre of Norwich and ideally placed for access to good roads and transport links. The barn is set in the Tud Valley, which is known for its diverse range of flora and fauna, explains the current owner. It is an ideal location for those who enjoy the great outdoors but are also seeking convenience. "There is a huge amount of wildlife in the fields and woods around here," he says. "You frequently see deer among the trees or birds flying above. We often spot buzzards and red kites in the sky, as well as all sorts of birds in the garden throughout the day. It is a beautiful setting."

BEAUTIFUL CONVERSION
Once part of a working farm, the barn is believed to be at least a century old, according to the owner, who bought it some eight years ago. "The farmhouse is was once with dates back to 1610," he says. "The barn was converted in two phases, part of it many years ago and then the final section by the previous owners." Sitting in approximately an acre of land, it includes a reception hall, study, store room, drawing room, dining room and snug. There is also a breakfast room, kitchen, utility room and cloakroom on the ground. The master bedroom, two guest bedrooms and family bathroom are up on the first floor. A second staircase leads to two further bedrooms and bathroom.

BARN CHARACTER
West Lodge Farm still retains much of its barn character. "The oldest part of the barn has an original brick floor and is where the breakfast room is. There are French windows out on to the terrace here - this side of the house is west-facing and so is lovely for sitting out on a warm evening, watching the sun set in the distance." The main drawing room is a wonderfully light space all year round. "It is double aspect, with a big window at the back which catches the morning sun. There are also two large windows and French windows at the front, where the afternoon sun pours in."

FAMILY LIVING
The drawing room and dining room are superb for entertaining. The kitchen and breakfast room are great family spaces and the snug is the perfect place to relax quietly in the evening. "Having the office and store room is also very useful," he adds. "All five bedrooms are a decent size, with sloping ceilings which gives them character.
Having three of the bedrooms on one side and two on another works very well, giving you separate areas for family members and guests if you wish."

OUT AND ABOUT
The barn, which comes with a workshop that could be useful for someone seeking good hobby space perhaps, is well-located for access to the whole of Norfolk. It is a short drive to the A47 and from there it is quick to head up to the beautiful beaches of West and North Norfolk, as well as the famous Broads, with their rivers and lakes. There are opportunities for walking, cycling, horse-riding and boating within easy reach, as well as joining football and cricket clubs. "We are also close to the Norfolk Showground here, where events are hosted throughout the year," he says.

PERFECT POSITION
The property is also well placed for access to the University of East Anglia, Norwich Science and Research Park, and the Norfolk and Norwich University Hospital. The city of Norwich itself is known for its shopping centres featuring major high street names, as well as its independent retail outlets and outdoor market. It has a wide range of leisure amenities; historical places to visit, such as the castle and cathedral, and a selection of good state and private schools. There is a railway station with mainline trains into London, as well as a coach station and international airport. "All of this is within very easy reach and yet those living at West Lodge Farm will also be able to enjoy a rural lifestyle in a beautiful setting," he adds. "It is a perfect position to be in."

Setting The Scene

West Lodge Farm is situated down a private driveway, beyond a five-bar wooden gate. The driveway offers good off-road parking. The grounds extend to approximately one acre and include gardens that are mainly laid to lawn, together with country hedging and mature tree boundaries. The property adjoins the open countryside.
