Full description

Tenure: Freehold

Occasionally a hotel comes to the market which pulls at the heartstrings - Ashfield House is one of those. It has character and charm in abundance, a large and beautiful walled garden, an outstanding trading location in a very popular tourist village and a very strong year round business which is now run along easy B&B only lines but which has obvious scope for dining trade if preferred. Oh, and the car park takes up to 8 cars which is a marvellous thing in a busy tourist village.

Set in the heart of the Yorkshire Dales National Park, Grassington is an attractive and much loved village with traditional pubs, restaurants, tea rooms and shops. Very easily accessible from the huge West Yorkshire conurbation and from the lovely spa towns of Harrogate and Ilkley, Grassington is a mecca for walkers and an absolutely delightful spot from which to tour the Yorkshire Dales.

The current owners acquired Ashfield House in 2004 and have operated a high quality bed and breakfast and evening meal service, developing a highly successful business despite one of the joint owners only having a small hand in the operation due to fulltime work commitments elsewhere. Now, with retirement approaching, the sale gives buyers an opportunity to acquire a very attractive and exceptionally well located business.

Ashfield House is a lovely detached Grade II Listed property dating back to the 17th century and has accommodation arranged on ground and first floors plus basement cellar. To the rear is an attractive modern two storey extension that blends smoothly into the rest of the Yorkshire stone Ashfield House.

Entrance from the front courtyard into the reception lounge with large stone fireplace and wood burning stove. Through to the bar lounge, again with lovely stone fireplace and wood burner and with honesty bar. Ahead from reception a hall leads to a cosy private dining room for eight. To the right of reception is the delightful main dining room, usually laid for fourteen.

8 letting bedrooms to sleep 16 (all double or twin). 7 letting bedrooms have en suite shower room/wc and one has its own private bathroom/wc with shower over the bath. 7 letting bedrooms are on the first floor of the hotel and the Garden Suite has its own external entrance. All bedrooms have flat screen television, radio/clock/alarm, central heating and tea and coffee
making facilities.

The owners used to live in the aforementioned Garden Suite prior to acquiring their own separate house close by. The Garden Suite is ideal for an owning couple, with internal and external entrance, spacious lounge on the ground floor with wood burning stove, double bedroom and en suite shower room/wc on the first floor.

Kitchen with Aga, utility room, office and basement cellar. The office leads to a lobby with external access and staff wc. This lobby also provides access to the Garden Suite.

Front car park for up to 8 cars. To the rear is a wonderful large walled garden with trees, shrubbery, flowers, lawn, greenhouses, garden shed and seating. Walled patio for the Garden Suite.

AA five star guest accommodation

Ashfield House has been operated for many years by just one of the joint proprietors, the other having a fulltime job in York. Grassington is a very busy tourist village and the hotel has traditionally been open throughout the year providing bed and breakfast and evening meal facilities. With retirement approaching the decision was made to operate the business on a more relaxed basis with a bed and breakfast only service as from November 2014 for which Ashfield House is admirably suited given the restaurants and pubs in the village so close by. For the year ended March 2015 accounts show turnover 176,076 net of VAT. For the year ended March 2016 the owners' report provisional net turnover around 144,529 from bed and breakfast only trade.

Offers around 795,000 for the freehold complete with goodwill and trade contents (according to inventory), but excluding personal items. Stock at valuation.
