The passing rent is 22,000 pa with rent reviews every five years.

There are two ground rents of 25 per annum each on 125-year leases dated 1 October 1988.

Looking to invest in commercial property?
The market is bouncing back: The Property Investor News reported: "Commenting on the current state of the commercial property market and the year ahead, Alan Sippett, investment director at Heartwood Investment Management, says: 'We believe that commercial property is set to perform well again in 2015, following a stellar 19.3% return in 2014.Steady economic growth and low interest rates are spurring rising demand for office, industrial and distribution buildings across the UK, at the same time as there is a limited supply of properties in attractive locations, an overhang from the credit crunch.

'Based on our research, we expect rising rental growth in London and other UK cities to be a key driver of the market's performance this year. Vacancy rates for quality properties in certain areas of the country have fallen to record lows. Outside of London, rental growth in 2015 is forecast to significantly surpass 2014.'"

ABOUT DERBY
With a population of 248,700 and 1,543,000 in the wider metro area, Derby has come a long way since the Industrial Revolution (which it was considered the birthplace for) and that it was the first place ever to use the word "manufacture".
The town's transport links have always been exceptionally good. In the times gone by five Roman Roads met here, but nowadays we have East Midlands airport 15 miles away, the M1 ten miles east and the A6, A38, A50, A52 and A61 all passing though. With plans afoot to create an A38 flyover at Little Eaton and an underpass at the Markeaton roundabouts, experts claim this could boost the UK's economy by around 1 billion.
But, ambitious musings aside, what we do know is that Bold Lane Car Park is said to be one of the ten most secure places in the world. And rumour has it that the recently renovated Derby Arboretum, the first public park in the country, is thought to have been one of the inspirations for Central Park in New York. On that note, should you be angling for the tourist trade, Derby has also been named one of the Lonely Planet's 'must-see' destinations because of its range and number of pubs.
Development of the city centre in recent years is transforming Derby into a city which hosts a huge amount of opportunity and a will to succeed. It's a good time to bed in and make the most of the potential.
