SITUATION
Three Corners Field is alongside the A38 trunk road roughly a mile west of Saltash with access off a side road leading to Trematon. Being just off the A38 makes the land very accessible with Plymouth city centre only some 8 miles distance, whilst in the other direction on the A38 the market town of Liskeard is some 11 miles distance. Saltash town centre within 2 miles.

DESCRIPTION
Three Corners Field has been run as a registered smallholding for the past few years and is a very accessible piece of land which is free draining with open views and which the present owners have spent many happy hours with their animals including chickens, goats and sheep with various buildings to support the livestock. There are some fruit trees and soft fruit, paddock areas and enclosed parking. The vendors are looking to acquire another parcel of land and do not intend entering into a contract to sell this field until a suitable purchase has been lined up. 

From the apex of the field, which is furthest from the vehicle entrance, is a sectioned off area for storage which contains 15’ (4.57m) Award Globestar Touring Caravan and immediately adjoining this area is the Sheep Paddock with Loose Box / Store 13’ x 9’ (3.96m x 2.74m) with roof water to a trough and at the opposite end of the paddock is an Animal Shelter 10’ x 6’ (3.04m x 1.82m) with  a water butt.   There is a separate Goat Enclosure with Shelter having a screened off area with soft fruit. Parking Area approx. 30’ x 28’ (9.14m x 8.53m) adequate for some three/four vehicles and lined with fruit trees on two sides inside the post and rail fence to the paddock with double gated entrance. The parking area is fenced off from the field with field gate to the road. The land has a gentle slope to it which makes it free draining and elevated just above the A38 there are open views to the countryside opposite stretching to Dartmoor which provides a wonderful backdrop in this most attractive area. 

SERVICES
Whilst there are no services connected to the land, a mains water pipe runs inside the western boundary with electric wires crossing over the land and BT box in the road by the entrance gate. 

UPLIFT CLAUSE
The land will be sold with an Uplift Clause which will only apply on the granting of planning permission for residential development and will exclude equestrian and agricultural buildings. It will be 30% of the increase in value applicable for a period of 25 years from completion. 

DIRECTIONS
Locate the roundabout near Waitrose at Saltash where the A388 Callington road meets the A38 trunk road and proceed west in the direction of Liskeard. Continue for approximately 1 mile taking the second left turn signposted ‘Trematon 1/2 mile, Trehan 1 3/4 miles. Three Corners Field is the field immediately on the right after taking the turning and access is via the first gate on the right after just 200 yards.
