THE SITE

This development site of c. 0.2ha / 0.48acres is located in the popular village of Combwich in Somerset. planning consent has been approved for the construction of five new dwellings on the site, shown from the plans to take the form of three detached houses and two semi-detached houses.

The floor areas of the proposed new houses are as follows:

PLOT 1
4 bedroom detached house 136.8sqm (1473sqft)
PLOT 2 & 3
3 bedroom semi-detached houses 114.05sqm (1228sqft) each
PLOT 4
3 bedroom detached house 84.78sqm (913sqft)
PLOT 5
3 bedroom detached house 104.96sqm (1130sqft)
TOTAL c. 555sqm / 5974sqft

The vendor suggests that the existing plans could (should the purchaser wish) be resubmitted to allow for larger unit sizes if desired and to allow for the proposed semi-detached houses to be segregated into detached units. Any amendments would of course be subject to all requisite consents. The site is bordered by residential property on all four sides, with a modern development of detached houses to the west, and older, smaller properties to the east.

The design and access statement sets out that the new houses have been designed in a manner to reflect the buildings in the locality with steep roof pitches, slate roof and rendered block walls. It also suggests that the site design ensures the minimal excavation of material. Access to the site will be provided via the existing entrance onto Church Lane which will be widened and improved to a maximum
gradient of 1:10).

COMBWICH

The village lies on Combwich Reach as the River Parrett flows to the sea and was the site of an ancient ferry crossing. Historically the village served as a port for the export of local produce and the import of timber from the 15th century. It also served the local brick and coal yard until the creek silted up in the 1930s.

Today, the village has a thriving community and benefits from its own shop, public house, church, primary school and village hall. This picturesque village is set alongside the estuary with a number
of walks along the waterside and in the surrounding countryside. The nearby town of Bridgwater is located to the west of the M5 and offers an abundance of amenities and other attractions. Being
close to the M5 Motorway and approximately midway between Bristol to the north and Exeter to the south, Bridgwater is ideally placed for good transport links, as well as attractions such as the
Quantock Hills, Exmoor National Park and nearby coastal resorts.
