Cadover Bridge, Dartmoor, Devon

Sold STC £650,000

Property Description

Full description

Tenure: Freehold

Occupying an exceptional rural position, this wonderfully unique house is nestled within a small copse next to the River Plym and surrounded by the natural drama of Dartmoor. With uninterrupted views in every direction, the former Counting House has been redesigned as a four-bedroom family home by architect Mike Hope.

Positioned on the south-western edge of Dartmoor, the house is approached by a winding road that crosses the River Plym via a small stone bridge. A double gate provides a break in the ring of trees that encircles the house, leading to a short drive and a hard-standing with space for a number of cars.

The house is arranged in an H-shape, with accommodation over a single level that extends to approx. 1,800 sqft. Entrance is to a central atrium, recessed from the two main wings of the house, creating a sheltered porch. Inside there is a large wood-burning stove, manufactured by Dean Forge (a renowned local supplier), that heats the heart of the house. The original structure, to the left, contains the separate kitchen / dining room, master bedroom, second bedroom and large family bathroom. The more contemporary structure, to the right, mirrors the form of the original building and contains the reception room, two further bedrooms, a shower room and utility room.

The striking exterior form is distinctly divided in two complimentary parts. The corrugated sheet metal cladding, punctured by white sash windows, is an interpretation of the original building. The contemporary extension, however, is constructed from Green Oak, clad with larch, and glass but maintains the corrugated roof that ties the two parts together. The interiors have maintained much of the original timber wall cladding, having been removed, insulated and reinstated.
The house is surrounded by it own garden, fenced by a ring of mature tress that provide glimpses of the moor beyond whilst creating subtle privacy. There is a separate studio, fully insulated and supplied with hot water and electricity, which makes for an excellent home office or guest studio. A double garage to the front of the house serves as additional storage space, and currently has planning permission for conversion to further living space.

Dartmoor National Park is a vast moorland of around 950 square kilometres, where ponies roam its craggy landscape, defined by forests, rivers, wetlands and tors. Trails wind through valleys with Neolithic tombs, Bronze Age stone circles and abandoned medieval farmhouses. It is an almost unparalleled landscape for walking, hiking, climbing and riding. The River Plym provides an excellent local swim spot, with natural pools forming along its meandering path.

The house is very near some excellent local towns and villages, most notably Yelverton and Tavistock. The City of Plymouth, positioned on the south coast, is around 30 minutes by car, and the ever-popular Totnes is around 35 minutes. The pretty beaches of the south coast are all easily accessible.
Both Totnes and Plymouth run mainline services to London in just under three hours. The first weekday service arrives into London Paddington at 9am.
