The Story

While some homeowners choose to draw inspiration for the interiors of their period homes from the age of the property itself others opt for a more contemporary style. The owners of the handsome, Victorian house on Cedars Avenue have given their home a bright, contemporary interior, which contrasts beautifully with its detailed exterior and offers stylish modern day living. The property, which is believed to be between 130 and 150 years old, has been their home for 20 years now.
"We have kept it fairly neutral in colour throughout," one of them explains. "Every wall and ceiling has been replastered and the whole house has been decorated in a simple style. With rooms that are a good size and high ceilings too, it does feel light and airy throughout."

IDEAL ARRANGEMENT
The couple have worked their way through the entire house in their time here, modernising it to a high standard and improving its layout to suit their requirements as a family.
"We moved the kitchen to the back of the house so it would open up on to the garden and made the room in the middle into a work room or a second sitting room for the children to play or watch television in," she says. "We have also replaced flooring, bringing an American redwood into the kitchen and wooden parquet into the hall. We also now have all-wool carpets on the stairs and up on to the landing."

STYLISH KITCHEN
The kitchen is now a fantastic family room, with well-designed space for storage and the preparation of food. There is plenty of room for a breakfast table and in the summer the doors on to the garden can be kept open all the time, making the garden an extension of the space.
"The kitchen is in a plain white, high gloss, with grey work surfaces," she explains. "Again, we have kept it quite simple but because we had the other kitchen for so long I was able to design it exactly as I wanted it, to ensure it all worked very well." She adds: "The kitchen is great for everyday meals and family gatherings. We have seated 14 or 15 people in there on occasion for Christmas and have hosted christenings, communions and birthdays."

FAMILY LIFE
With its high ceilings and cornicing, the drawing room is also an attractive space, which works well for both family living and entertaining. Here, the current owners have brought in a very modern, natural stone fireplace, which complements the stripped floorboards. Upstairs, the four bedrooms have also been ideal and the family bathroom is also a good space: "This has also been given a very contemporary look, with a white, three-piece suite and a large shower enclosure."

GREAT POTENTIAL
At lower ground level in the house is a basement, which is currently used for storage but has good head height and could potentially have other uses. This could perhaps make extra living space or become a home office or cinema room, perhaps. Subject to the relevant planning permissions as well, the loft space could possibly be converted, creating yet another level of useable space.
"It is a very, very generous loft and we believe you could have another two bedrooms and a bathroom up there."

SUPERB SITUATION
Life in Walthamstow has suited the owners well, giving them good access into central London as well as proximity to local amenities.
"It is only five minutes to the station from here and we have shops that are open every day, including Christmas Day. There are good schools and there is plenty for the children to do after school and at weekends too; they can be independent as well, using the buses and tubes because it is so easy. We are also in a convenient position for getting to the forest or out into the countryside."
She adds: "This has been a superb home to us. All our children were born while we were here and it has been well-located for everything we have needed as they have grown up. It could be ideal for someone else in a similar position or perhaps someone keen to extend and take the house a bit further."

Setting The Scene

The house on Cedars Avenue offers family living on a residential street, which is within easy reach of some fantastic amenities. It is close to lots of parks and within easy reach of beautiful Epping
Forest. The house itself has rear, south-facing garden with an area of terrace and some lawn. Doors open on to the terrace from the kitchen, allowing the family to eat outside when the weather is warm.
"It is quite green out there for a townhouse and we have an old brick wall at the end of the garden, which adds some character."

Within Easy Reach

With the over ground and Victoria Line both only a short walk away, travelling into and around the City is quick and convenient from Walthamstow.
