The Property
An exceptionally well presented two-bedroom, semi-detached house situated in a tucked-away, tranquil location and just five minutes' walk to High Brooms mainline station.

The property is one of just eight houses which comprises "Highlands", which sits as a private road off of Wiltshire Way. All residents benefit from allocated parking in the private spaces, in addition to communal waste and recycling bins. The Highlands area itself has beautiful trees and lawns, which add to the tucked-away feel of this fabulous property.

The property has the following accommodation with approximate measurements:

Kitchen / Breakfast
13' 0 x 11' 3
The double-glazed front entrance leads into a spacious kitchen and breakfast area. There is a range of fitted cupboards and base units, with cupboards above. Four spot lights illuminate this large area. There is an inset one-and-a-half bowl stainless steel sink, with drainer and mixer tap; above the sink is a double-glazed window with views over the front lawn area with its grand oak tree. The built-in cooker/grill is electric, whilst there is a four-ring gas hob above, together with a stainless-steel corner shelf and extractor hood with three in-set spot lights. There is space and plumbing for a washing machine amongst the fitted kitchen units. Additionally, there is space for a free-standing fridge-freezer unit. Finally, there is a radiator, and a telephone and broadband internet point.
The kitchen houses a wall-mounted Alpha gas boiler (with programmer for hot water and central heating), which was replaced by the previous owner in 2009, and which the current owners have had serviced annually by British Gas.

Ahead of the front entrance is a carpeted staircase to the first floor and a wooden glazed door to the living room

Living Room
13' x 12' 10
The spacious living room contains two radiators to keep you nice and warm in the winter months. In the summer, the double-glazed patio doors can be fully opened to allow you and your guests to spread out into the beautiful patio and raised decking area – perfect for entertaining and barbecues!
The living room has a Sky television point and external aerial connection. Three wall-mounted lights illuminate the room.

First Floor Landing
At the top of the stairs are white wooden bannisters, with one electricity socket on the landing.

Bedroom One
13' x 11' 1
This front-facing bedroom overlooks the lawn with its beautiful oak tree. With two double-glazed windows on adjacent walls, the bedroom lets in plenty of light. Space isn't an issue in this room: the current owners have a large double-wardroom, double bed, bedside cabinets, a bookshelf and a dressing table. There is a radiator beneath the larger window. The bedroom gives access to the large loft space, which is part-boarded and has its own lighting, so is perfect for storing boxes and so on.

Bedroom Two
13' x 7' 5
The current owners use this space as a study. The double-glazed window looks out over the wonderful elevated decking area. A radiator sits beneath the window.

Bathroom
6' 10 x 5' 6
Matching suite comprising wood-panelled bath with chrome mixer taps/shower (which the current owners use as a stand-up shower), pedestal basin and low-level WC. Shaver point and radiator. Double-glazed window.

Rear Garden
Open up the living room's double-glazed patio doors to a sizeable patio area. To the right are eight patio steps leading to the elevated decking area and shed. The rear garden is south-facing, so benefits from plenty of sunlight during the day – perfect for sitting outside in the sun, reading a book and enjoying a glass of wine!

Side Garden
The side garden has brick and timber retaining walls to create two flower beds/vegetable areas. There is a locking side-gate so that the garden can be accessed from the front of the property – very handy for bringing bulky items of furniture in through the large patio doors! On the other side of the property, there are no other houses close-by, so it really is a quiet area in which to live.

Front Garden
There is an expanse of lawn on a bank with a selection of spring bulbs in season, specimen oak, two pine trees and a raised flower bed. Laurel hedges border the length of the property, from front to back.

Parking
There is an allocated parking space in the Highlands' residents' car park. There is also a visitor space in the private car park, and plenty of parking space on Wiltshire Way too.

Location
The property is located in Tunbridge Wells, and is conveniently located just five minutes' walk from High Brooms mainline station, which provides direct access to central London stations in only 40 minutes and access to Tunbridge Wells in just five minutes.

There is a convenience store and a fish-and-chip shop just a few minutes' walk from the property. Five to ten minutes' walk away is a local pub.

Seller’s Comments
My wife and I have lived in this property for almost five years, and we can honestly say that we really will miss it, with the requirement for a larger house being our only reason for moving.

We were very fortunate when we moved into the house, in so far as the previous owner had invested a lot of time in modernising it prior to sale: double-glazing was installed throughout; the whole house was re-carpeted; a new boiler was installed in 2009; the beautiful elevated decking area was crafted; and all of the walls were re-painted in neutral colours. This has meant that almost everything in the house was new when we moved in back in January 2011!

In our view, there are three distinct advantages to living here. Firstly, the location is superb: the Highlands area is hidden away at the end of a cul de sac, and so it really is very quiet and peaceful; being on the end of the Highlands houses, we have no neighbours or other properties to the other side of our property, so it is blissfully quiet! Secondly, the off-road residents' parking is hugely beneficial; after a hard day at work, we always know that we have a parking space to drive into! Thirdly, the living room's patio doors leading to the beautiful patio and raised decking area are great for entertaining; the patio doors can be opened all the way out, and so it is a perfect setting for having barbecues and drinks with friends on a hot summer's day.

We have retained the neutral internal décor, so we think that a purchaser would be able to move straight in and settle in very quickly; the house really is ready to move into!
