In order to be able to live comfortably while work was being carried out in the house, the owners had a chalet or summer house built in the garden. This extra space has electrics and could make a superb home office, studio or hobby space for new owners.
"It was wonderful for us as we were able to live there during the day while the builders were in the house," she recalls. The renovation of Garth saw the renovation of the whole house, as well as a major extension to increase the living space.
"We built a new drawing and dining room, which faces south and west, and overlooks the garden. It is a lovely room as it gets so much sun and has doors that can be opened up on to the decking."

SIMPLE STYLE
This wonderful space could be arranged to suit new owners, with areas for both comfortable seating and dining. It is cosy in winter and airy in the summer, and ideal for entertaining as guests would also have easy access out into the garden.
"By building the new drawing room we were able to turn the original one into a bedroom, giving us three bedrooms in total," she adds. The whole house now also has a contemporary interior design,
making the most of the natural light, which comes pouring in, and allowing colour and interest to be brought in through furniture and furnishings.

GREAT VERSATILITY
The kitchen at Garth was also refitted by the current owners and has a new floor and ceiling; units are in a pale yellow and there are marble work surfaces. The kitchen has been designed for ease of use, with features such as deep drawers, and has room for a breakfast table.
"This was always a very bright room but it now also works very well for cooking and storage too." There are currently three bedrooms in the house but new owners could choose to arrange spaces for alternative uses. One could, for example, quite easily become a dining room or second sitting room.
"The main bedroom is the one that used to be the drawing room and is therefore very large. It makes a fabulous bedroom," she adds.

OUT IN THE WOODS
The current owner of Garth has enjoyed her tranquil surroundings. From here there is access to the South Downs, Bewl Water and Bedgebury Forest.
"I love being able to walk to Bedgebury Forest with the dog and to take my grandchildren there to play on all the adventure equipment," she says. "You could also walk to the golf course from here if you wished." Bedgebury Park is known for its National Pinetum - the largest collection of coniferous trees in the world. It also offers breath-taking views and its wooded area also has a superb collection of outdoor activities for energetic families.

WELL-PLACED
Garth is also in the catchment area for the sought-after Cranbrook School and is within walking distance of pretty village of Ticehurst, which is known for its independent shops, including a bakery,
fishmonger and haberdasher. "I can also get to Tunbridge Wells very easily and to Ashford. It only takes two minutes to reach the A21 in the car. You also have the option of going to either Stonegate or Etchingham if you want to catch the train into London, to go to the theatre or an exhibition." She adds: "I have found this a very convenient place to live."

Setting The Scene

The south-facing garden at Garth has been the crowning glory of the appealing home.
"I have tried to organise it so there are three main areas - the front garden and then the top and bottom lawns," she explains. "I am cultivating a mini-orchard in the front garden and have sewn wildflower seeds there this year. In addition to the area of decking there are other wonderful spots for sitting out, including a small decked area in the shade of an oak tree and a seat, which faces east to catch the morning sun.
There is off-street parking to the front of the house and the summer house in the garden, which could have a range of uses.
