Full description

A brilliant three bedroom Victorian family home, with double reception, large kitchen and conservatory extension. The house is light and open plan with a lovely, south-east facing garden.

Fairfoot Road is found in a still-affordable corner of Mile End where there is room for growth and change, right by the beautiful cemetery and woodlands.

Brickworks Says - We covet the sun trap garden. It’s a good size (10.61m x 4.48m), faces south, and has a wonderful, circular brickwork patio directly outside the back doors.

All three bedrooms are beautifully-proportioned doubles and the two at the back, flushed with light from the south-east facing windows. We also love the combination of a soft grey, herringbone carpet and stripped bare floorboards underfoot, making for a house full of warmth and character.

Tower Hamlets cemetery park nearby is a unique and atmospheric public space. Originally one of the ‘magnificent seven’ Victorian cemeteries (which include Highgate and Brompton), it fell into disrepair with no famous residents to justify its upkeep. However, this has given the cemetery its individual character, and in recent years The Friends of Tower Hamlets Cemetery Park have worked to show it at its best, including starting the annual Shuffle Festival with Danny Boyle (born in Tower Hamlets) in 2013, with screenings, performances and talks etc. The walk through the park is the quickest way to and from Mile End tube and is gorgeous.

The Owners Say - Recently the house has been rented out, though I lived here happily for three years with friends and the odd lodger. I’ll miss the conservatory space, which was my study – quiet and full of light. It was an inspiring place to work.

And the garden is a wonderful place to be because it gets so much sunlight with only one property overlooking part of it, and no traffic noise at all. It’s quiet and secluded and super-easy to maintain. In fact, the whole surrounding area is peaceful – it was one of the big draws for me when I was searching all those years ago.

Points To Consider - The current EPC ratings:
Energy Efficiency Rating: E / Environmental Impact Rating: E

Part of the London Borough of Tower Hamlets, the property falls within Council Tax Band D (£1,246.82 for 2017/18)

The current kitchen and extension are spacious, though quite oddly configured with an external side passage into the conservatory from the main reception room. The downstairs, therefore, is full of potential, we think, with scope to create an even more extensive, open-plan entertaining area that could be a fantastic heart to this home. Overall, and while in excellent decorative order already, there’s a great deal to get your teeth stuck into if you have the creative inclination.

The house next door is quite a dilapidated facade, with a plot of land behind, and the current owner is still deciding what to do with it. The bonus is of this, of course, is that you have no neighbours on one side. And when/if work is done in the future, it will only improve the look of the whole street.
