Tenure: Freehold

DESCRIPTION: A rare and unique opportunity to purchase a timber barn with prior approval to convert to a three bedroom residential. The building sits within approximately 3.5 acres of pastureland on the edge of Ugborough, a most sought after village in the South Hams. The project was one of the first to be given approval under the original Permitted Development rules. Work has already begun on site and is being sold as an ongoing development.

SITUATION: Ugborough is a pretty and very popular village built around a large open square dominated by the 12th C parish church of St Peters. A good range of facilities can be found within the village including a primary school, village hall and two renowned public houses just off the square.

The village is conveniently situated with the coastline being about 7 ½ miles away with numerous sandy beaches, coves and sheltered anchorages. Yet the beauty of Dartmoor National Park is only a few miles away. Ivybridge and Modbury offer a good range of both independent and chain shops along with excellent places to eat and drink. Ivybridge Community College is rated an outstanding school and is a popular choice with some pupils travelling quite some distance to attend.

Ugborough is set away from main roads yet within a very short distance of Wrangaton and the A38 which provides dual carriageway access to the M5 and further motorway connections. The A38 offers a fast commute to both Plymouth and Exeter. Trains run from Plymouth, Ivybridge and Totnes with the latter having a direct route to London Paddington taking approximately 2 hours 50 minutes. Exeter airport, just 35 miles away, offers a good range of internal and international flights, often avoiding the need to travel to London airports.

INTERNAL AREA: The overall measurement of the barn is approximately 45' x 30' with plans in existence for a two storey dwelling comprising 3 bedrooms, 2 bathrooms and large, open plan living space with internal garaging.

PROPERTY: The barn is a timber framed structure for which prior approval was given for change of use to a residential dwelling under the original Permitted Development rules. Work has begun on site under the guidance of building control, which now has the benefit of electricity, a private water supply and drainage in the form of a Klargester Bioficient water management system. A static and serviced caravan is on site for the current owners and this, along with a shipping container, can remain should it be of value to any potential buyer.

Bowcombe Barn is located on the southwestern edge of Ugborough and sits in just short of 4 acres of grounds. The land slopes gently southwards with wonderful views across the valley and is bounded along the southern edge by Lud Brook giving potential to create natural ponds and water features. The purchase of further neighbouring land of around 3 acres is available under separate negotiation.

DIRECTIONS: From Modbury take the A379 westwards towards Yealmpton. Just after Sequers Bridge turn right directly opposite the entrance to Flete House and right again at the next junction. Following this road, pass the turning to Ermington and continue for approximately 3 miles to turn left into the village of Ugborough. Take the first turning left and the private driveway to Bowcombe Barn will be seen on the left hand side.
