Full description

Campbell Lodge is a well presented three bedroom period house located in this popular conservation village. The house has three bright reception rooms, a kitchen and a large cellar. Upstairs there are three double bedrooms and two bathrooms one of which is en suite. The house is in excellent condition throughout having been modernised recently and well maintained by the current owners. Outside there is a small south facing walled garden and a double garage. The property has the added benefit of an allotment.
The conservation village of Gavinton is located just to the south of Duns, the county town of Berwickshire, which has a comprehensive range of local services and schools. Gavinton is some 17 miles away from Berwick upon Tweed, which has a wide range of retail facilities as well as an East Coast mainline which provide regular services to Edinburgh and Newcastle as well as London some 3 1/2 hours to the south.
Gavinton is so named after David Gavin a local landowner who build and designed a village for his estate workers in 1759. The village, whilst now larger is still mainly original and built round a village green. To one side of the green is the refurbished village hall which boasts a recent cinema licence. The area has a wealth of recreational facilities from numerous golf courses, the race course at Kelso, hill walking in both the Cheviots and Lammermuirs, and easy access to many sandy beaches. The area is becoming increasingly popular for purchasers looking for a greater quality of life but still within an easy drive of Edinburgh.
