Church Farm Barns is an attractive courtyard of traditional brick and stone farm buildings with planning consent granted in June 2015 for conversion into a unique country home together with stables and outbuildings, in an idyllic location in the midst of the South Downs National Park and adjacent to the ancient parish church of St Mary's. The house is arranged around a central courtyard and includes three good reception rooms including a spacious kitchen/family room which is likely to be the hub of the house together with a snug and 30' long drawing room with double doors opening on to the courtyard and picture windows taking full advantage of the views over the surrounding grounds to the rich South Downs countryside beyond. To the north west of the courtyard the bedroom accommodation includes a principal suite with three further bedrooms and family bathroom.
To the south of the main house, the consent includes permission to build replacement stabling and machinery store providing secure parking and storage. Beyond the immediate courtyard, there are some 3.95 acres of field or paddock arranged immediately to the south and it is from here that some of the most dramatic views can be enjoyed over the surrounding South Downs countryside.
Church Farm Barns are discreetly located at the end of a quiet rural lane with far-reaching views over the surrounding downland and lying adjacent to the ancient parish church of St Mary's. The surrounding countryside and farmland include some of the best scenery and walks in the county. Despite being largely un-spoilt and part of the South Downs National Park, it is conveniently located within some 8/9 miles from both Petersfield and Chichester together with good road and rail links to London and within convenient travelling distance from a number of good schools.
The surrounding area provides a varied choice of recreational activities. Immediately to hand are many bridle and foot paths with plenty of opportunities for walking and riding in the surrounding countryside. Golf courses are numerous at Goodwood, Rowland's Castle and Cowdray to name but a few. Glorious Goodwood is already well known for its race course but also provides a country club and airfield, whilst the annual Festival of Speed and the Revival meeting at its historic motor circuit are now prominent social events.
Heading towards the coast, the waters of The Solent provide some of the best sailing facilities within convenient travelling distance of London. Chichester Harbour is particularly popular with deep water berths at Chichester Marina and a number of sailing clubs most notably at Bosham and Itchenor.
Vehicle access to London has been vastly improved by the opening of the Hindhead Tunnel. Rail connections to London can be found at Petersfield to London Waterloo in about 1 hour and there is also an alternative station at Rowland's Castle. Chichester station provides a service to London Victoria in about 1 hour 45 minutes and a regular service to Gatwick in about 1 hour 10 minutes.
