LOCATION The land is situated in a sheltered wooded valley within the South Hams Area of Outstanding Natural Beauty, on the outskirts of the village of Wembury, which has a general store, Post Office, primary school, doctors surgery and inn.

Wembury Beach, about half a mile away via a public bridleway, is well-known for its excellent surfing and rock pooling and there is also a Marine Centre, managed by the Devon Wildlife Trust. On the cliffs overlooking the beach is Saint Werburghs Church, which for many years has been a landmark for mariners heading for Plymouth Harbour. Much of the surrounding coastline is within the ownership and protection of the National Trust. Nearby Newton Ferrers and Noss Mayo, accessible by road or coastal footpath, are both on the River Yealm, and are popular with yachtsmen, offering excellent sailing.

Plymouth is 7 miles away and offers extensive cultural, recreational and educational facilities. The port has regular cross-Channel ferry services to Brittany and northern Spain. There is also a mainline railway service from Plymouth to London Paddington.
