DELIGHTFUL NATURALLY BRIGHT HOME: Located on a quiet cul-de-sac bordering Wanstead Flats, this lovely Victorian home is presented in superb condition and offers generous space and proportions throughout.

The Property
'Ivy Villa' is believed to date back to 1901 and is a credit to its current owners. There are charming original features such as the decorative mouldings to the facade and hallway, whilst the reception room and hallway feature original floorboards that have been restored.

The house has been comprehensively redecorated throughout to an exacting standard and has the benefit of fresh plasterwork. The kitchen has been newly installed, featuring a smart, bespoke oak work surface and has ample space to dine.

The Vendors have taken care of many details such as new power sockets, switches and have added a brand new heating system with double gauge radiators. Further benefits include plenty of windows throughout, allowing for high levels of natural light and a lovely West facing garden.

The Location
Toronto Avenue is superbly located for local transport including services from Manor Park and Woodgrange Park Stations, with Manor Park Station set to benefit from the much anticipated Elizabeth Line from 2018.

The green spaces of Wanstead Flats are a short walk away, whilst a vast array of local shops can be found on vibrant and bustling Romford Road. Families will benefit from a wide selection of local schools such as Sheringham Primary, as well as the local playground that is just moments away

The Vendor's View
The property has been a really great family home for us as all the rooms are large, light and airy. The kitchen is a great place to cook and eat with all the natural light and the garden in Summer is amazing to sit out in. The loft space is huge and has loads of potential to make this house even bigger - other houses on the street have put in two bedrooms and another bathroom.

This part of Manor Park is really great with so many diverse places to shop for food and with Wanstead Flats and surrounding forest areas being so close, we have found lots of places to take walks. Getting into central London was a must for me and the transport delivered that too.
