Description

This is a fabulous detached house being sold by the current owners who have lived here for 22 years and set in possibly one of Wandsworth's most sought after locations. Currently 4 bedrooms it is brimming with potential for further extension should someone so wish and subject to the usual consents. Set on the corner of Herondale Avenue and Lyford Road this beautifully presented house has lovely green views in every direction with trees and a park to the front as well as an 85' secluded garden to the rear. The street is also a no through road meaning traffic is minimal and only for access for residents.

Approached via a beautifully maintained front garden with York Stone paving providing off street parking for multiple cars and well maintained flower beds the tiled path leads round the side to the front door, there is also a lockable garage. Upon entry there is a substantial entrance hall with marble tiled floor, sweeping staircase, plenty of Natural light from numerous windows and access to all the principal ground floor rooms.

At the heart of the house is the Kitchen/Breakfast room with a good sized kitchen area providing plenty of storage through a range of high gloss white lacquered base and wall units as well as a centre Island. There is a granite work surface both over the units and on the centre island. Integrated appliances include a Neff 5 ring electric hob with extractor fan above, Neff double-oven and a Bosch dishwasher. The dining area comfortably seats 8 and has French doors leading out to the rear patio and onwards to the garden.

There are three good sized reception rooms, one is used more formally and has a gas fire with a lovely cast iron surround, marble mantel piece and granite hearth. There is a bay window to the front with views over the trees of Wandsworth Common. The second reception room is currently being used as a study but is by no means of study dimensions. This room also has lovely views to the front over Wandsworth Common and also benefits from great storage. The last reception room is situated to the rear of the house and is slightly less formal and used more by the family. There is another fireplace and French doors leading out to the conservatory. The conservatory itself is a comfortable size, perfect for reading or evening drinks and has lovely views of the garden.

The South west facing garden is one of the selling points of this house, being on the corner of the road it is very secluded and easy to forget you are in London with views down the back of other gardens. There is easy access to the rear of the garden should anyone want to install a summer house for which there is plenty of space as the garden stretches to over 80' in length and 65' wide. The garden itself has been lovingly maintained and is filled with fruit trees including apricot, mulberry, peach, fig and apple trees as well as mature flower beds providing a riot of colour throughout the year. There is plenty of lawn space for children and a patio area which comes off both the kitchen and conservatory making it perfect for entertaining.

Finishing off downstairs there is a cloakroom off the hallway and a very useful utility room and downstairs shower room that comes off the kitchen but has access to the garden as well as the garage, perfect for washing off muddy paws or little hands and feet. The utility area has a butler's sink, gas boiler and a mega-flo hot water cylinder.

The staircase leads to a good sized landing and four generous double bedrooms all with their own en-suite bathrooms. On the landing there is a hatch giving access to a sizeable loft which is ripe for conversion (there is lapsed planning permission). There is a lovely wood floor that runs throughout the top floor.

The principal bedroom suite is set to the rear of the house and has wonderful views over the garden. The room has a coal-effect gas fire with marble mantelpiece and hearth, a door through to a generous walk-in wardrobe and off this room is access to the en-suite bathroom as well as French doors to a lovely terrace which has a spiral staircase down to and views over the garden. The bathroom has under-floor heating, a free standing bath, separate shower, W.C and his and hers Villeroy and Bosch wash hand basins. The bathroom is tiled throughout and great light and ventilation due to the windows.

Across the hallway there are three further double bedrooms, two to the front with lovely green views over the trees, one has an en-suite shower room with under-floor heating, the other has an en-suite bathroom with Jacuzzi style bath. They both have fitted cupboards which provide ample hanging and shelving space. Bedroom 4 which is the smallest is still a good double bedroom with an en suite shower room.

In summary this is an outstanding house as it stands but it is also brimming with potential to extend not only in to the loft but to the rear and also to dig a sizeable basement excavation to create what would be one of the best houses in Wandsworth.

Lyford Road runs parallel to Wandsworth Common and at the southern end is a no-through road. The street is a short walk to Bellevue Road with all its shops, bars and restaurants as well as being close to Wandsworth Common train station. The house is also within the catchment area of Beatrix Potter primary School and is also within easy reach of Finton House and other private schools.
