DIRECTIONS
From Blackburn Town Centre head south west along Barbara Castle Way/A6708, veer left at the traffic lights with the junction of Montague Street and take the second right onto Oakenhurst Road and Wensley Road. Continue along Oakenhurst Road/Wensley Road for 0.6 miles past the junction with Oozehead Lane, Wensley close is the next right. The Plot can be found opposite and adjacent to 2 Moulding Close.

CONDITIONS OF CONTRACT

Planning
Planning permission was granted in 1967 for the development of the subject land, with five pairs of semi-detached dwellings and one detached dwelling as shown on the Plan Pack attached.

The Local Planning Authority have declined to offer confirmation from a legal point of view that the single house plot developed in accordance with the 1967 consent has safeguarded the principle of development. However, a formal enquiry to the Planners in February 2012 indicated that "the recently adopted core strategy encourages new housing development within the inner urban areas. The site is on the periphery of the inner urban area, and whilst may be classified as Greenfield, the Local Planning Authority has no objection to residential development.

Any new scheme must take guidance from the supplementary planning document Residential Design Guide, with particular reference to siting, design, layout and a separation between dwellings". OVERAGE PROVISIONS
Offers will be considered either on the basis of the layout approved in 1967 or alternatively a new layout proposed by a purchaser.

The sellers will require the purchaser to enter into an overage agreement whereby any subsequent intensification of development on the site, will give rise to an overage payment being made to the sellers - precise details to be negotiated prior to exchange/completion.
