Full description

A particularly rare development opportunity comprising a fascinating former mill house with planning consent for a substantial upgrade and extension together with three high quality detached houses in addition to a detached affordable bungalow.

The Site - The site consists of approximately 1.8 acres, plus a paddock of 1.3 acres in a particularly secluded setting adjacent to the river Sence. The site is within a short walk from the centre of Great Glen with many amenities contained therein. The existing house provides very comfortable accommodation over two floors extending to approximately 2500 Sq. Ft. The planned alterations and extension has the potential to create an extremely attractive and highly specified family home (see plans overleaf).

The planning application and details of the scheme can be found on the Harborough District Council website, application number 14/00851/FUL which provides details of the extension to the existing mill house and application number 14/00870/FUL which provides details of the erection of four new build homes in the grounds. There is an additional area of paddock land to the rear of the site which would be included within the sale but subject to uplift provision.

Situation - Great Glen has long been regarded as one of the most sought after locations within rural south Leicestershire. The area is well placed for Market Harborough and Leicester city centre, both offering a wide range of shopping and recreational amenities. In recent years the re-siting of the Leicester Grammar School has been another drive for families coming into the area with Stoneygate School a short walk away and Leicester High School for Girls, Uppingham and Oakham all within a 30 minute car journey. The area is popular for riding with an abundance of bridleways nearby, golfing at Glen Gorse and water sports at Rutland Water. Communications are excellent with Leicester city centre four and a half miles to the north and nine miles to Market Harborough. By road the m1 motorway connections are at junctions 20 and 21, with the m69 connecting via junction 21 to the m1 for travel further afield to Nottingham and East Midlands Aiport. Both Leicester and market Harborough offer mainline rail travel to London St Pancras, the latter in approximately one hour.

Directional Note - Leave Market Harborough via the A6 in a northerly direction, proceed through the village of Kibworth and continue for a further four miles. At the major roundabout at the outskirts of Oadby take the third exit, following the signs to Great Glen and at the T junction turn right following the London Road through Great Glen where on the outskirts of the village on the left hand side.
