LOCATION
The land is located approximately 3 ½ miles to the south of Thirsk, 9 miles north east of Ripon and 2 ½ miles east of Topcliffe. Lots 1 & 2 are located off Moor Lane which is approximately ½ mile to the east of the village of Dalton.

DIRECTIONS
From Thirsk proceed south on the A168 towards the A1 (M) and exit at Topcliffe. At the top of the slip road turn left towards Dalton village and continue for approximately 1 mile into Dalton. Within the village follow the road to the end and turn right at the T junction towards Sessay. Continue for approximately ½ mile, Lots 1 and 2 are along Moor Lane identified by Lister Haigh For Sale Boards.

ACCESS
Lots 1 & 2 have frontage onto the track known as Moor Lane and will have appropriate rights of access over this track.

TENURE & OCCUPATION
The land is sold Freehold and subject to Farm Business Tenancies which are due to terminate on 31st August 2015 with vacant possession available from that date.

DEVELOPMENT VALUE CLAWBACK
The land is sold subject to a Development Value Clawback Clause whereby if planning consent is obtained for any change of use, other than that of Agriculture or Equestrian on the land being sold, the vendor or his successors shall be entitled to 50% of the uplift in value attributable to the granting of such a planning consent. This clause shall remain in force for a period of 25 years from the date of the sale contract.
