THE STORY

Looking out from one of her attractive, period-style windows, across her manicured lawns, you will sometimes catch sight of an otter. The owners riverside home is set in two acres of beautiful grounds at Earls Colne and is an absolute haven for wildlife, she admits.
"The otters sometimes come out early in the morning, when it's misty, and run across the grass," she says. "We see muntjac deer here too and sometimes cranes, heading to the river to fish. There are lots of birds and the river is full of all kinds of fish."
But magical as the setting is, it was also the impressive house itself that so enchanted the owners the first time they saw it.
"I had always wanted a Georgian house," she recalls. "And when you drive in here you feel as if you have really arrived - I remember thinking how beautiful it all was, so much so that it actually did take my breath away."

EXQUISITE INTERIORS

The impressive, Grade II Listed house dates back to 1750 and has a colourful history. During the second world war it was used by the RAF and then at some point in its past it was also a boys' grammar school, suggests the owner.
"We have completely refurbished it and it has been a labour of love for us; we finished it over a period of time, room by room," she says. "Everything we did was carried out very carefully, from the carpentry to the colour schemes. We have kept it all very neutral and in places it is quite quirky but it is a house someone else could move into very easily with their own belongings."

ELEGANT FEATURES

The striking Neptune kitchen, for example, presents a white backdrop, against which accents of colour have been added. This theme is carried through into many of the other reception rooms in the house too - and yet period features, such as fireplaces and decorative plasterwork also abound.
There are spaces to relax, entertain and enjoy family time: it is a house that blends historic elegance with some exciting modern touches.
"It has been a fantastic family home and a great place to entertain," she says. "You can have lots of people in this house and because there are so many rooms you just don't notice it."

SPECIAL TIMES

The many great occasions at River House have included lavish parties and charity functions out in the grounds, often with up to 350 guests. There have been children's parties, lively sleepovers and lots of dinner parties round the table in the dining room with friends.
"The drawing room is always wonderful at Christmas," she says. "We have a massive tree in there and light the fire - it is a fantastic place to gather together on special occasions and to play games."

FULL OF LIFE

Overnight guests can also be easily accommodated. Not only is there a separate, single-storey cottage, which new owners might choose to use as guest space, but there are also five sumptuous bedrooms on the first floor of the main house.
"The master bedroom is particularly nice as it has a walk-in dressing room, which really is living the dream for me," she says. "The upstairs bathroom is also lovely as it has a double-ended slipper bath."
She adds: "This is a house where we have often had people to stay - it has always been full of life."

FANTASTIC PLACE

Visitors have also enjoyed the setting of River House as much as the family have done. As well as the beautiful river to take in, there are also numerous scenic walks in the area.
"The village itself is also a fantastic place and it has great amenities - there are some lovely pubs and bistros in the area and we can get into Colchester easily too," she says. "For families with teenagers it is ideal as the bus stops right outside.
"I know I will miss everything about this house when I leave and I think whoever moves in here after us will enjoy it too. Every day I wake up and think how lucky I am to be living here and I am in no doubt that whoever lives here next will feel the same way."

SETTING THE SCENE

River House sits well within its beautiful grounds of approximately two acres.
Pulling up in front of the outstanding house at the end of the drive, visitors never fail to be impressed by the manicured lawns and areas of leafy woodland.

DIRECTIONS:

From Chelmsford take the A12 north-eastwards out of town by-passing Witham. Take the Kelvedon south exit, junction 23. Drive the length of Kelvedon High Street and take the left turn just before the river bridge, signposted to the station and Coggeshall. In the centre of Coggeshall, bear right into Church Street and left at the mini roundabout into Colne Road. At the junction of the A120 continue northwards on the B1024 into Earls Colne. On approaching the village turn right at the mini roundabout and River House will be seen on the left hand side, the last house before crossing over the River Colne.
