THE STORY

Paul and Fiona Morris still remember the moment, nearly 16 years ago, when they first saw their home on Swan Meadow.
"It was one of eight secluded properties newly built on what used to be an orchard," explains Paul.
The couple were searching for a house with good living space in the East Bergholt and Dedham area of Constable Country. As they were driving back from viewing another property, they spotted a yellow flag fluttering in the breeze.
"We were feeling inquisitive and after seeing the security gate, we wanted to know what lay behind it," he says. "There wasn't even a show home at the time but from the feel of it alone, we knew there was great potential."

FAMILY LIFE
When the couple moved to the home on Swan Meadow, they had a young family, so living space was at the forefront of their minds.
"We wanted to choose somewhere they would have the opportunity of the space and the freedom to grow up," he says. "This was the perfect property for us - not only does it have five bedrooms, but each is an excellent size and all have fitted wardrobes. People are always surprised when they see it for the first time."
Even spaces connecting the rooms are generous, with a large reception hall and a galleried landing. One of the bedrooms has its own dressing room, and the master bedroom boasts a state of the art en suite shower.
"In terms of a family home, it's second to none."

WORKING OUT
Decoration has been kept simple and neutral throughout the house.
"None of the walls have been papered, and it would be very easy for whoever lives here next to put their own style on the property," Paul describes.
The couple did, however, put their stamp on the property by converting the garage into a home gymnasium, with excellent opportunities for practicing a range of exercises.
"It has LED lighting, a mirror and all of the equipment you would need: a Russian circuit bar, weights, a treadmill and a cross-trainer," he says. "But it also has fully matted flooring for improving karate techniques and so on."

HOSTING FRIENDS
Over the years, the family have made the most of their space by hosting friends and family.
"We've done a lot of entertaining in the kitchen breakfast room and also the drawing room," says Paul. "It certainly provides adequate floor space to host guests."
The home also previously had a dining room, although it has since been converted into a music room - Fiona is an opera singer and pianist.
"But we can still use it when we need to. If we are hosting lots of guests, we use all of the downstairs rooms to the maximum."

SPACE TO THINK
The home has perfect for family life for the last 16 years, but for Paul the most precious quality of the property is its tranquil ambience.
"Most of the time I'm at home, I'm in my study working," he explains. "Having that peace and quiet, in order to concentrate on the movement of markets, is imperative and out here it is second to none. I've found that ever since moving here, it's been the perfect environment for working."
It's also the perfect place to reach work elsewhere, with superb train links from Colchester: "Some people prefer commuting to London from Manningtree, but in terms of opportunities of trains, Colchester has more links," Paul adds. "I find that in the morning, it only takes 13 minutes to get to Colchester station."

ACROSS CONSTABLE COUNTRY
Despite being so close to London, the house on Swan Meadows enjoys all the benefits of country life. The village has three brilliant pubs, as well as a popular farm shop and restaurant, and nearby Dedham and East Bergholt offer even more amenities.
"For dog walking and rambles, we're spoilt for choice with routes across Constable Country through fields and meadows. The scenery is always beautiful."
Now that their son has moved away, Paul and Fiona are looking to downsize, but they will miss their family home.
"It's difficult to find any one aspect of living here as our favourite. This is the longest we have ever lived in any one place," he says. "But I think above all we'll miss the tranquillity and the space."

SETTING THE SCENE

The front of the house has a private driveway, providing plenty of off-road parking space. Indeed, when Paul and Fiona first moved into their house with a young family, having outdoor space was just as important as the rooms inside.
"The garden was a great size for the children - they had a trampoline and football goal posts outside," says Paul.
With a terrace area leading off from the breakfast room, the private, south-facing garden is now used mainly for relaxing.
"We have a large outdoor table for seating eight to ten people on the terrace," he adds. "In the summer, we love sitting out there."

WHATS NEARBY

The village of Stratford St Mary in Suffolk is located right in the heart of constable country. The village has three public houses, a very popular farm shop and restaurant and a local primary school. There are great facilities in nearby Dedham and East Bergholt including a well respected primary school, Doctors surgery and pharmacies, as well as a number of boutique shops and attractions. The area is set aside as an area of outstanding natural beauty and in and around you will find dotted some of the counties most regarded public houses and restaurants.

WITHIN EASY REACH

Stratford St Mary is located centrally between Colchester and Ipswich. You can gain quick access to the A12 to get to Colchester's mainline station and it is a quick drive to Manningtree that also offers links to London Liverpool Street.

DIRECTIONS:

Heading towards Ipswich on the A12 take the exit towards Stratford St Mary/Dedham Higham. Continue on the Ipswich Road, take Gun Hill and The Street to Swan Meadow, where you will see the gated entrance on your right hand side adjacent to the Swan Inn public house.
