PROPERTY SUMMARY

A superb chocolate box thatched cottage set in the scenic water view landscape of East Mersea. The accommodation comprises of a sitting room, study and garden room with a kitchen, utility and boot room attached to a downstairs shower room with four well appointed bedrooms upstairs including the master with en-suite and family bathroom. This home is finished to a high contemporary standard whilst maintaining original exposed timbers and exposed brick features. The grounds encompass approximately 0.75 acres and include two terraces and a double garage and store. The gravel driveway also provides plenty of off street parking.

THE STORY

Sitting on their terrace, basking in the warmth of the setting sun, Teri and James Goldring admire the glorious views from their home. They have lived at The Thatched Cottage for 15 years, but the stunning scenery never fails to amaze them.
"My husband had always wanted to live in a thatched house with beams," explains Teri. "But we were also attracted to this house by the location - it's beautiful."
The picturesque cottage is surrounded by views of the open countryside, and Teri and James can even see the sea at the bottom of the garden from their bedroom window.
"The house just felt really tranquil and peaceful."

NEW BEGINNINGS

The house is over 400 years old and began life as two separate cottages, which were eventually merged together.
"The previous owner extended it slightly to use part of the house as a bed and breakfast," Teri says. "Then we enlarged it further in 2006 and completely renovated the building."
The thatched roof was also renewed and fire-proofed in 2014 so the historic property has been updated to modern standards. But it also presents the potential for further changes; Teri notes that with the replacement of some doors, the rear of the house could perhaps become a self-contained annexe.

COUNTRY LIFE

When renovating, the couple kept to a contemporary cottage style, while maintaining traditional features, such as the beams, which run through the central part of the house.
"The colour scheme has been kept very neutral so all the walls are white; the floors downstairs are terracotta tiles," she says.
Another key feature is the beautiful staircase, handcrafted in American hardwood by a carpenter. But the most stunning feature of the house, Teri adds, comes from beyond the windows.
"We are literally surrounded by open countryside with uninterrupted views. From the house we can see horses at the bottom of the garden, looking over the paddock fence; we can watch boats going by; we can even see across to Brightlingsea."
"The back half of the garden is a paddock with side access, the fence has been removed to enlarge the garden, so could easily be turned back into a paddock."

FAMILY OCCASIONS

The house itself is spacious and perfect for family living, as Teri, James and their three children discovered.
"We could be in different parts of the house to have our own space, or we could all come together to have family meals," she says. "It's been a lovely family home."
With lots of off-road parking space, it has also been an excellent house for entertaining.
"My sister got married in Thailand and came back to the UK to celebrate. The following day we hosted about 200 people here for an after party," says Teri.
"We held it in the garden and it was absolutely beautiful."

BEST OF BOTH

Although The Thatched Cottage is in an idyllic rural setting, the house is only a 20-minute drive from Colchester Railway Station, and 55 minutes by train from the centre of London.
"We moved out here from London, and my husband commuted every day into the city to work," she says. "He said that it felt like a holiday every time he came home."
The location was also convenient for the children, who were picked up by the school bus every morning.
"We're very lucky with the location because we're in the middle of the country but we're also right by the coast. We launch our boat from East Mersea, which is just five minutes away," she says.
Famous seafood restaurant The Company Shed is in Mersea, providing fresh, locally sourced produce.
"And we are about a five-minute walk from Cudmore Grove Country Park, where there's an abundance of wildlife."

PEACE AND QUIET

Teri says that above all, she will miss the location, the peace, tranquillity and size of the house.
"Now the children have grown up there are only two of us living here now, and we're moving to downsize," she explains. "I know that I'll never find anything like this anywhere else, and that is very upsetting."
But she has enjoyed everything about country life at The Thatched Cottage, from raising chickens to waking up to the sound of peacocks.
"I watched the sun rise this morning from my bedroom window and then went downstairs and sat outside on the terrace. It's absolutely beautiful," she says. "We have a seating area at the front of the house as well, where we watch the sun set at night."

SETTING THE SCENE

The Thatched Cottage is set in approximately 0.75 acres of land, with a garden mainly laid to lawn.
"There's an enormous tree about halfway down, but no formal planting so it really is a blank canvas," says Teri.
Over the years, the Goldrings have enjoyed using the space to entertain friends and family: "Every year we've had a big family day in the garden, where we get hundreds of hay bales and place them in big circles with tables in the middle. We bring out the family games, the croquet set, assemble the temporary swimming pool, and the children play on the trampoline."
