PLANNING CONSENT The site has outline planning permission (Ref: 14/01877/OUT) for a residential development of up to 13 dwellings. 

ACCESS The site is accessed from Station Road, a publically maintained highway which runs through the centre of Prees. Prees itself is accessed directly from the A49, and the A41 is also close by. The train station runs on the Welsh Marches line, from Wem to Whitchurch. 

SERVICES Electricity and foul drainage are available on site. Easements will be granted for connection if necessary. It is understood that mains water is available at the site. 

COVENANTS The purchaser shall be responsible for the connection to any service apparatus.

The purchaser will be responsible for satisfying and discharging all planning conditions contained within the planning permission reference number 14/01887/OUT. The Purchaser will be responsible for making the Community Infrastructure Levy and Affordable Housing payment to Shropshire Council.

The purchaser will be responsible for the erection of all external boundaries where applicable.
