Tenure: Freehold

Fascinating property with swimming pool, woodland to the creek and considerable potential in a rural hamlet between Manaccan and Gillan Creek.

Location

Home to just three dwellings, the hamlet of Roscaddon lies between the historic village of Manaccan and Gillan Creek. Manaccan, extremely popular with locals and visitors alike given its obvious charm, centres around a Norman church which dominates the village, a cluster of period cottages and a thatched public house.

The pretty wooded Gillan Creek extends inland to Carne from St. Anthony where there is a picturesque church, moorings and a small boatyard. Approximately 1.5 miles distant is Helford Village and the south bank of the Helford River. This picture-postcard creekside village very much appeals to the sailing fraternity who enjoy the tranquil pace of life in this unique area of Cornwall. There is a busy sailing club, deep water moorings and the annual regatta is a very well attended event. Helford Village is also served with a thatched public house and Post Office/village store.

Much of the countryside surrounding the Helford estuary is owned by the National Trust or Bosahan Estate, and is designated as an Area of Outstanding Natural Beauty, with numerous scenic creekside and coastal walks within easy reach, including those around Frenchman's Creek, the subject of Daphne Du Maurier's novel of the same name.

Description

THE PROPERTY

Roscaddon Linhay is a unique and intriguing property arranged as two connected but not interlinking units set within mature and private grounds.the property offers comfortable and versatile accomodation with the possibility of having a main residence with a secondary annexe. Alternatively, it provides the opportunity to be developed into one unit, subject to any necessary consents and regulations.

From the parking area, a short set of steps leads to the main entrance and dining hall with a kitchen, bathroom and double bedroom leading off. Twin doors open into the superb 28' triple aspect sitting room with its barrelled ceiling and open fireplace. French doors lead out to the decked terrace and swimming pool, a real sun trap with its southerly aspect.

Curiously, a turning set of stairs housed within a small 'tower' leads down to a lower ground floor lobby providing access to the utility room, plant room (housing the workings for the swimming pool), boiler room, WC and access to the rear garden. It is from the garden that the 'annexe' accommodation is accessed with entrances to the hall, living room and main bedroom. There is a kitchen and bathroom on this level with two further bedrooms and a WC on the floor above.

GARDENS AND GROUNDS
Roscaddon Linhay is surrounded by mature gardens with lawned areas separated by established trees, shrubs and natural boundaries. To the west of the house is a secluded south-facing swimming pool with surrounding terrace and summer house above a raised timber deck separates the house from this terrace and pool.

There is a large driveway with plenty of space for several cars, plus a covered boatstore and small garage/workshop, while in the lower gardens there is a small stone-built store. Roscaddon Linhay owns a strip of woodland descending to the wooded bank of Gillan creek making it perfect for kayaking and dog walking. A public footpath with a stream running through leads down this area of land linking Manaccan with the creek. once at the creekside the views and setting are simply idyllic and from here the helford River is very easily reached.
