Beeston Hall Preparatory School is situated nearby at West Runton. Norwich, the cathedral city and regional centre of East Anglia, is about 20 miles to the south and has a mainline railway service to London Liverpool Street with an approximate journey time of 1 hour 50 minutes. Description

Pearton House is a picturesque period farmhouse traditionally constructed of brick and flint under a pantile roof and believed to date from 1780 with later alterations and additions. The house is situated in a remarkably unspoilt pocket of countryside approached off a small country lane about 5 miles inland from the North Norfolk Coast at Cromer.

The house was acquired by the current owners in 1998 and since then various improvements have been carried out including replacing all the windows with sealed double-glazed units and various landscaping work including the creation of a new terrace to the south of the house which overlooks the garden. In addition, the property has excellent equestrian facilities, a stable block was installed and fencing erected in the paddocks together with providing water and electricity.

The house has well arranged accommodation, as can be seen from the floorplans, with two main reception rooms, a large kitchen/breakfast room and a utility and larder/pantry on the ground floor. In addition, there is a further sitting room on the ground floor with a staircase that leads to a guest bedroom with its own adjoining shower room. In the main part of the house there are four bedrooms and a further bathroom.

Outside
The house is approached from the west by a gravelled drive which leads to a large gravelled turning and parking area where the garaging is also situated which lies to the northwest of the house.

The gardens are a delightful feature of the property and are arranged as follows; to the front and west of the house there is an area of lawned garden with various mature shrubs and ornamental trees including yew and Japanese maple. Adjoining the house to the south there is a most attractive sheltered and paved terrace area bordered by raised flower beds and with a pergola trained with a vine. Steps lead up from the terrace to a further area of lawned garden with some fine mature trees including oak and ash and continuing to the south there is an orchard with various productive fruit trees including Quince and Medlar as well as various apple and plum. Situated to the north of the house there is a further paved terrace area bounded by fine flint walls and with productive fig trees.

The land lies to the north of the house and is good grazing land divided into three paddocks, which are on high ground and are free draining, bounded to the east by mature hedging which divides the paddocks from the surrounding farmland and from the west by post and rail fencing. There is a further field gate providing separate access onto the lane from the paddocks. There is a timber stable block with two loose boxes and an area
