Location - Gainsborough, with a population of circa 21,000, is a market town in Lincolnshire located approximately 14 miles south west of Scunthorpe, 15 miles north west of Lincoln and 17 miles south east of Doncaster. The town is situated on the east bank of the River Trent at the meeting point of the east-west A631 (providing access to the A1(M) to the west), the A159 (providing access to the M180 to the north) and the A159. The town is served by two railway stations, Gainsborough Central and Lea Road, proving routes to Sheffield, Doncaster, Lincoln and Grimsby.

Gainsborough has a traditional town centre around Market Place with a mix of national and local retailers including WHSmith and Boots. Just to the east of the town centre is the Marshalls Yard retail development with an extensive modern range of shops including Browns department store, Next, Laura Ashley and M&S Simply Food.

The subject site is situated in a principally residential area to the east of Gainsborough town centre with housing to the north, east and south and the landscaped grounds of Gainsboroughs Victorian cemetery to the west.

This property lies within the urban area of Gainsborough and was previously granted planning permission for the development of 81 houses in 2007.

As the property is within the existing urban area, the manufacturing base of AMP Rose will be relocated within Gainsborough to retain local employment and this is a brown field site, the property represents an opportunity to enhance the established residential district.
