Beamed ceilings, window seats and am impressive log burner are just some of the character features making this late Victorian Farmhouse so attractive. The layout of the property would be perfect for large families as it is very flexible. In the short time they have been in residence, our clients have improved the property which is presented for sale in excellent decorative order.
The accommodation includes a lounge and a dining room, the dining room has a striking stone fireplace which has an insert wood burning stove and a feature clome oven. Moving through the kitchen is well equipped with a range of matching units and included in the sale is an electric oven and hob, dishwasher and refrigerator. There is also a generous utility room, further utility cupboard with plumbing for relevant appliances and a downstairs WC. Concluding the ground floor is the guest bedroom with en-suite WC. This room could be used as a further reception room or study if so required.
On the first floor there are four further bedrooms, three of which are double in size. The master bedroom has an en-suite shower room/WC with a large shower tray and electric shower. Bedroom 4 has an extensive range of wardrobes and units and is currently used as a dressing room. One of the significant advantages of the farmhouse is that planning permission has been granted to extend the accommodation at the side. The decision was made by Cornwall Council in 2012 under application number PA12/09108. The planning permission includes adding an open plan sun room at the front of both the lounge and the dining room which will provide inter-connecting access to a generous two bedroom, two storey annexe which is also part of the same application and could be totally self-contained if required. The vendors are in the process of starting the works on the extension in order to perpetuate the consent. The farmhouse has many modern comforts such as oil fired central heating and external windows are UPVC double glazed, all carpets and flooring have also recently been replaced.
The following is a quote from the vendor.
"Moving to North Petherwin from Hertfordshire has been the lifestyle change we dreamt about. We've completely renovated our farmhouse and feel the layout suits family life.
We love outside living in the summer with stunning views and plenty of wildlife outside the front door and we love cosy log fires in the winter.
The children, both now at Secondary School, have space for friends to visit and more interests despite being in a rural village.
Our move will take us nearer to school and the sea".
Externally, the property is approached via a shared track (which also accesses two barns) and meanders its way to the well enclosed parking area. The track and the gardens have the most wonderful views across miles of rolling countryside. There is a hardstanding driveway providing parking for many vehicles. The paddock is open plan to the driveway currently and is tree lined with various specimen trees and mature boarders. There is a man-made pond. Closer to the house there are more formal gardens including a level lawn and a courtyard style garden which is perfect for Alfresco dining during the warmer months. The plot in total we understand extends to 1.5 acres.
West Troswell is located a short distance from the main hamlet of Troswell and within a few miles of North Petherwin village and Brazacott where there is a county primary school. Further village facilities such as a post office, general store and public house can be found at the small village of Wainhouse Corner which is about 5.5 miles distant. This peaceful location is also within the popular Holsworthy Bude and Launceston triangle with all 3 towns offering an excellent range of shopping, commercial, educational and recreational facilities. The A30 dual carriageway can be accessed at Launceston providing access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. Exeter offers extensive transport links including the M5 motorway, mainline rail network and a fast growing regional airport. The coastal resort of Bude is renowned for its sandy beaches, rugged coast line and miles and miles of cliff top walks.
From Launceston head north along the B3254 road to Bude crossing over the River Ottery at Yeolmbridge. Proceed along the road for approximately two miles and on reaching The Countryman Inn at Langdon Cross, turn left signposted North Petherwin. Continue on this road and upon reaching the centre of North Petherwin turn right at the crossroads. Proceed up the hill and past the Church with a tower on the right hand side where the road bends sharply left. Continue on this road for approximately 1 mile following the signs for Brazzacott and on reaching the small hamlet you will find the North Petherwin Primary School. Follow this road for exactly one mile and look out for a left hand lane where our Fine and Country for sale board will be found. Proceed down the track and Lower Troswell Farmhouse will be found at the very end just past the entrance to two barns, marked with another for sale board.
